I am a CEA registered Real Estate agent (R056540J) who, having lived in Singapore for the past 30 years, has broad experience in the residential market. My career prior to pivoting full time to the real estate market was in banking and finance. Originally with the international real estate agency Savills (Top achiever for 2018 and 2019), I am now delighted to be part of the largest local agency, PropNex. I offer the following services;

SALE OF PROPERTY
• Optimising pricing – While I have access to all relevant data to determine the average market price, I also look beyond to identify the unique selling points of your home to try and outperform this average. For landed properties in particular I can arrange for a professional written valuation report to help prospective buyers understand the value proposition of your home.
• Marketing – I will arrange for proper quality photos and videos of your home which will be curated to show it at its best.
• Important stuff – I am familiar with the details of financing, stamp duties, timelines and general sales process to make sure the sale goes smoothly and there are no unforeseen hiccups.
• Fees and terms; the Seller should sign the CEA Agreement authorising the sale which will normally be charged at 2% plus GST

PROPERTY SEARCH FOR BUYERS
• Knowledge – Having lived here so long I am super familiar with the residential market and what each area and condo offer. I can cut your search time down dramatically by keeping you focussed and directing you to the properties I know fit your criteria.
• Investment or own stay – I like a spreadsheet and can help work through the numbers when looking for an investment property. With interest rates at rock bottom there are opportunities to invest and be cash flow neutral or even positive.
• Important stuff – I can help guide you through the process of buying, both resale and new launch, and the hazards you need to be aware of. This would cover LDAU approval (where necessary), mortgage and financing rules, stamp duties, necessary timelines, lawyer recommendations etc.
• Fees; the Buyer should sign the exclusive CEA Agreement with me and present their subsequent offer through me, in which case there will be no fees to the Buyer.

RENTING OUT PROPERTY FOR LANDLORDS
• Securing a good Tenant – I have a reliable stream of tenants either looking for a new home within SG or arriving from overseas, and work with an expat team who also work heavily in this section of the market. We ensure tenants comply with all immigration requirements imposed on Landlords and that they are reputable.
• Property preparation and Handover – I can help prepare the property for the incoming Tenant and manage the successful handover to them. Where needed I use third party professionals to document the handover report to protect the Landlord.
• Important stuff – I am very familiar with negotiating the Tenancy Agreement and ensuring all documentation and cash flows are properly processed.
• Fees; One month rental quantum plus GST for a 2 year lease, or pro rated for different lease terms.

PROPERTY SEARCH FOR TENANTS
• Listening – I listen to what you want and do my best to find it. I don’t waste your time showing properties that I know won’t suit. As an expat, I have a pretty good idea of where the best places are and how to optimise the budget you have.
• Important stuff – I will draft the Letter of Intent for you and make sure to optimise your requests. I will help review the TA to make sure it is balanced and not favouring the Landlord at your expense. I can help arrange professional handover reports to protect the return of you full security deposit at the end of your tenancy.
• Fees; Normally no charge to tenants on the basis they sign a 2 year lease and i work on a cobroke basis but this will depend on how "hot" the market is. A better outcome may be realised by paying my fees directly. Rental budget minimum $5000 per month.
