Tampines is a regional centre that’s home to many lifestyle amenities, such as shopping malls, eateries, gyms and parks, making it a great place to live.
Food Scene
Affordable and tasty food options can be found at the numerous hawker centres and Kopitiams (air-conditioned food courts) dotted around Tampines. Our Tampines Hub is home to an 800-seater hawker centre serving an array of local delights including traditional kaya toast and soft-boiled eggs, fried beehoon, lor mee and porridge.
Meanwhile, the Kopitiam at Tampines Mall is popular with the lunch crowd and serves everything from rice and noodle dishes like hokkien mee and chicken rice to halal options such as Indonesian-style grilled chicken.
Several well-known restaurants can also be found in Tampines. Century Square near Tampines MRT interchange reopened in June 2018 following a $60 million revamp and now boasts 45 F&B establishments including Kim Choo Kueh Chang, which sells popular nonya kuehs, chicken rice chain Boon Tong Kee and Sichuan-style hotpot restaurant Hai Di Lao.
Tampines 1 has its own Singapore-style hotpot restaurant JPOT to rival Hai Di Lao. Other popular hangouts include Toast Box, which is known for its signature peanut butter thick toast and flavourful curry chicken, Sushi Express, which sells each plate of sushi for $1.50, and Japanese fast-food restaurant Pepper Lunch, which is popular among students due to its affordable steak dishes.
Shopping
Tampines is home to three major shopping malls, namely Tampines Mall, Century Square and Tampines 1.
Located within Tampines Regional Centre and a short walk from Tampines MRT interchange and Tampines DTL3 is Tampines Mall, a five-storey shopping centre.
Anchor tenants include the no-frills NTUC FairPrice supermarket, which sells a range of affordable house brands including fresh fruit and vegetables, rice, cooking oil and even homeware like kitchen utensils. Lifestyle department store Isetan is spread over the first and second levels and sells a range of items including beauty products, electronic appliances, fashion apparel and toys.
Meanwhile, the newly revamped Century Square boasts over 130 stores. There are a mix of retail tenants including furniture store Fullhouse, culinary store ToTT, which even offers cooking classes, and Shanghai fashion retail chain Hotwind.
Fans of Daiso can head down to family-friendly mall Tampines 1, which is located right beside Tampines MRT interchange. The popular Japanese retailer sells everything from cosmetics, snacks and household items for just $2! There’s also a Cold Storage where you can shop for groceries and a Watsons store for all your healthcare and beauty essentials.

Health and Fitness
There are also several gyms in Tampines Central for those looking to keep fit, including a True Fitness at NTUC Income Building, which has up to 100 state-of-the-art gym equipments, an aerobics and hot yoga studio, and locker room facilities which come with dedicated steam rooms. Over at the CPF Building, there’s a two-floor Fitness First which offers group exercise classes for yoga and cycling, over 60 cardio and resistance machines, and highly-qualified personal trainers.
Female gym goers who feel more comfortable in a women-only gym can head down to Amore at Tampines 1, which offers gym equipment specially designed for women. Aside from the standard gym facilities and workout classes, there are also steambath facilities and a boutique spa for patrons to pamper themselves.
Parks and Nature
Those seeking respite from the crowds can look to visit various parks in Tampines, such as Tampines North Park and the eco-friendly Tampines Eco Green.
Opened in 2011, Tampines Eco Green is located close to Tampines MRT station and is a short walk from Sun Plaza Park. The wheelchair accessible park is popular with nature lovers for its natural beauty that includes open grasslands, freshwater wetlands and a secondary rainforest. Tampines Eco Green also has hiking trails and is ideal for bird-watching.

The addition of new shopping malls, eateries and pockets of greenery in Tampines will create more value for homes in the area, supporting price growth. Young couples and families will be drawn to the area due to the various dining and entertainment options available.
The various parks in Tampines might also attract elderly home buyers looking to downgrade to an HDB flat. Homes near greenery may also be popular with an expat community that might choose Tampines due to its proximity to Changi Business Park, UWCSEA International School and upcoming industrial developments.
