Design, Build and Sell Scheme (DBSS) flats are now being sold at prices comparable to those of Executive Condominiums (ECs), attributed to the strong interest DBSS units have been getting.
The demand is also boosted by the flats’ proximity to mature estates and MRT stations.
Property firm Dennis Wee Realty noted that the overall median price of DBSS units is only S$100 psf to S$150 psf lower than those of ECs.
DBSS flats are also attractive since they do not require cash over valuation (COV) and are brand new.
“The cash down payment for a DBSS unit can be lower than the COV for a resale flat, making it more attractive,” said Lee Sze Teck, Senior Manager of Research and Consultancy at Dennis Wee.
