The Urban Redevelopment Authority (URA) has granted provisional approval for several projects across various property segments, including industrial, commercial, residential and hotel developments in the first quarter of 2011.
Hong Fok Corporation unit has obtained approval to develop an office block on the surface parking lot behind the company’s International Building at Orchard Road. The proposed development can reap approximately 161,100 sq ft of gross floor area (GFA). The approval is said to be for a 23-storey project that will integrate parking lots on the lower floors.
Mansfield Developments, a Keppel Land property unit, has also obtained permission from URA to redevelop GE Tower and Keppel Towers, both on the Hoe Chiang Road / Tanjong Pagar site, into a project with 590 flats and around 16,800 sq ft of retail space.
Lend Lease’s project at Jurong Gateway Road has gotten the nod from URA to develop approximately 416,800 sq ft of retail space and 345,800 sq ft of offices.
Chee Swee Cheng group has permission for a 221-room hotel at Bideford Road on the Wellington Building site.
The URA gave Hotel Grand Central group the green light to redevelop its existing namesake hotel into two hotels, one with 256 rooms and the other with 472 rooms, at Cavenagh Road.
In the industrial real estate segment, Procter & Gamble International Operations Pte Ltd has been granted provisional permission to construct a factory with approximately 334,760 sq ft of GFA at Biopolis Phase 4.
Ascendas-Citramas has permission for a business park development at Portsdown Road and Ascendas Land has also obtained the URA’s approval for another business park project, which will measure around 850,000 sq ft, at Science Park Drive.
Jurong Shipyard won approval for a 981,129 sq ft facility at Tuas South Boulevard. Bayshore Green Pte Ltd, a Far East Organization (FEO) unit, has gained approval to develop a 183 condominium units and 23 strata terraced houses on Telok Kurau Road.
Macly Equity Pte Ltd got permission for a 274-unit condo on Geylang Lorong 28. Property developers of several sites sold at the Government Land Sale tenders last year gained the URA’s provisional permission to develop sites located at Woodgrove Avenue, Hougang Avenue 7, Pasir Ris Drive 3 / 4 and Punggol Central.
Ho Bee and IOI also obtained provisional permission in the first quarter for its 302-unit condo project on the Pinnacle Collection site at Sentosa Cove.
Wing Tai unit Wincheer Investment also gained approval for its 496-unit Foresque Residences condo development at Petir Road, which is expected to be launched soon.
