Two residential sites up for collective sale

Two sites, one in the East Coast and the other in District 10, have been put up for en bloc sale through a tender.

Royalville, a large prime freehold land parcel situated along Bukit Timah Road, is being sold by Credo Real Estate, while the East Coast site, St Patrick’s Garden, is being marketed by Colliers International.

The 174,176 sq ft Royalville has an indicative price of between S$370 million and S$400 million. This translates to around S$1,383 psf ppr to S$1,495 psf ppr, with an estimated development charge (DC) of approximately S$1.06 million.

Zoned for residential development, the site has a total gross floor area (GFA) of 268,234 sq ft and a permissible building height of up to five storeys. The project can be redeveloped into 255 apartments with an average size of 1,000 sq ft.

Meanwhile, St Patrick’s Garden is located on a 137,559 sq ft freehold site, which is regular in shape, with dual road frontages.

The site has an indicative asking price of about S$188 million (S$888 psf ppr), including the additional 10 percent allowed for balcony space.

Zoned for residential development, St Patrick’s Garden has an allowable gross plot ratio of 1.4 and can be redeveloped into a five-storey building accommodating about 176 units of 1,200 sq ft each.

The tender for both sites will close on 28 July 2011.
