Grange Infinite buyers file complaint against developer

Buyers of 53 units at the Grange Infinite project in the Orchard Road area have filed a High Court action, claiming that the units are not as elegant, luxurious or stylish as promised.

In a litany of complaints, the buyers also said that the fittings in the units were not “exceptionally superior” as advertised. The buyers, a group of investment funds managed by ARA Asset Management, issued a writ of summons against Grange Properties, a unit of listed developer Chip Eng Seng.

ARA noted that advertisements for the 68-unit development claimed that it would have an “exceptionally high standard of luxury, style and elegance” and excellent furnishings. However, the complaint stated that this was untrue, as the project had several design flaws, including the lack of a smoke extraction system in the outdoor cooking area.

The writ also noted that the project was unsafe or unfit for human habitation, as the studs supporting the balconies’ glass barriers and stainless steel handrails had been improperly welded. It claimed that this poses a danger to residents, as the barriers can dislodge and fall from the balconies.

Denying the allegations, Chip Eng Seng stated that the plaintiffs are experienced property investors. It argued that the development has attained “an exceptionally high standard of luxury” and that the buyers had entered into a bulk purchase partly due to the discounted prices.

Regarding the improper welding of the stainless steel handrails, the developer said it has taken immediate steps and the issue has been, or is nearly resolved.
