Crystal Tower up for collective sale again

Crystal Tower, a 28-unit residential development off Bukit Timah Road, has been re-launched for collective sale at S$150 million.

“Indicative pricing for Crystal Tower is S$150 million, which works out to S$1,458 psf ppr. A development charge of approximately S$5.22 million is payable up to a plot ratio of 1.76, which takes into consideration an additional 10-percent balcony space,” said Tang Wei Leng, Executive Director of Investment Services at Colliers International, the sole marketing agent for the property.

Located at Nos 41-45 Ewe Boon Road, the 11-storey residential site enjoys an unobstructed view of the Bukit Timah residential district. It features several amenities like a clubhouse, surface car park lots and a swimming pool.

The 60,482 sq ft elevated site is zoned for residential development under the 2008 Master Plan. It can be redeveloped into a 12-storey residential tower comprising 81 units of 1,200 sq ft each, subject to approval from the relevant authorities.

Colliers noted that the tender for the site will close on 27 February 2012.
