ERA's marketing of Sky Habitat breaks rules

In their rush to lure buyers before the official launch of the Sky Habitat condo (pictured), it appears that some marketing agents from ERA Realty have violated certain guidelines.

A spokesperson from the Land Transport Authority (LTA) said they spotted several banners on Sky Habitat along public roads while some agents had set up tentage along Bishan Street 14 to be used as a working area to distribute pamphlets to motorists.

“We will be issuing notices of offence to the agents for the unauthorised display of banners,” said the spokesperson.

“We have also notified the Council for Estate Agencies (CEA) about the agents’ promotional activities along Bishan Street 14 and have requested them to take necessary action if their agents are found to breach the Council’s Code of Practice.”

ERA and Knight Frank are the marketing agents for the 99-year leasehold development in Bishan Central.

According to a Business Times report, residents in the area said that the marketing strategy for the project has been quite aggressive, with flyers distributed to every home, while booths and banners have been set up at Junction 8 mall.

So far, there has been strong interest for the project, based on the number of potential buyers pre-registering their interest.

Developed by Bishan Residential Development, a joint venture (JV) company between CapitaLand Residential Singapore and Mitsubishi Estate Asia and Shimizu Investment (Asia), Sky Habitat is a 38-storey condo project comprising 509 units of two- to four-bedders as well as one-bedroom plus study units and penthouses. The indicative price of the project was reported to be in the range of S$1,700 psf and S$1,800 psf.
