MND unveils 2H2012 GLS Programme

The Ministry of National Development (MND) has unveiled the second half 2012 (2H2012) Government Land Sales (GLS) Programme, which will comprise 15 confirmed list sites and 24 reserve list sites.
“These sites can yield about 14,200 private residential units, including 3,100 Executive Condominium (EC) units, 388,000 sq m gross floor area (GFA) of commercial space and 3,700 hotel rooms,” it said in a statement published by the Urban Redevelopment Authority (URA).

Of the 15 confirmed list sites, two are commercial sites, one site slated for commercial-cum-residential development and 12 private residential sites, which include six land parcels for EC development. On the other hand, the 24 reserved list sites will comprise 14 residential sites, six hotel sites and two commercial sites and two white sites.

Overall, the confirmed list sites could potentially generate 7,100 private residential units (including 3,100 EC units) and 80,000 sq m GFA of commercial space, while the reserve list sites could yield around 7,100 private residential units, 3,700 hotel rooms and 308,000 sq m GFA of commercial space.

MND said most of the private residential sites, including the six EC sites, are located in the Outside Central Region (OCR) and Rest of Central Region (RCR) wherein more affordable private housing projects are expected to be developed.

Meanwhile, three commercial sites – white site at Marina View; Sims Avenue/Tanjong Katong Road site and Cecil Street site – will provide opportunities to initiate more office space, over and above the 762,000 sq m GFA of office space in the pipeline.

A commercial site at Punggol Point from the 1H2012 Reserve List will be transferred to the 2H2012 Confirmed List, as it will be developed into a seaside dining destination in line with URA’s plans to transform Punggol Point into an attractive waterfront promenade for sports and recreation.

In terms of hotel room supply, a new site at the junction of Victoria Street and Ophir Road will be added to the 2H2012 reserve list. The site, along with the other hotel sites from the 1H2012 GLS Programme, could provide approximately 12,000 hotel rooms.

Aside from the GLS Programme, the government also makes available other supply of land and properties outside the scheme. With the cooperation of various agencies, the government can initiate approximately 86,000 sq m GFA of commercial space outside the 2H2012 GLS Programme.
