Chancery Hill site sold for $41m

A 29,468 sq ft prime freehold site at Chancery Hill Road has been sold through a private treaty for S$41 million or S$1,391 psf, according to OrangeTee’s Investment and Advisory Department.

Chancery Garden (pictured), a three-storey residential block comprising 10 apartments and townhouses, was built in the early 1980s. Apartment sizes range between 614 sq ft and 1,109 sq ft, while the townhouses range from 1,615 sq ft to 2,906 sq ft.

Located on one of the highest points in Chancery Hill, the site is a five-minute drive from the Orchard Road shopping belt. Zoned for mixed landed houses, it could be redeveloped into a combination of conventional terraces, semi-detached and detached houses, as well as strata terraces, strata semi-detached houses and strata bungalows.

The property was acquired by a boutique developer with experience in building strata landed homes.
