District Watch: District 14

In every edition of The PropertyGuru, we’ll be taking a closer look at one district in Singapore. We’ll be looking at the key buying factors and identifying properties worth a closer look. In this edition, Cheryl Tay and Nikki De Guzman shine the spotlight on District 14.

Comprising Eunos, Geylang, Kembangan and Paya Lebar, District 14 is one of Singapore’s most culturally and historically rich areas. Though not far from the city, the district showcases a side of Singapore that has become increasingly rare amid the country’s rapidly developing cosmopolitan skyline.

Public and private housing, as well as shophouses are common here, but Geylang is also known for its variety of affordable and delicious food; in fact, Geylang is a favourite among durian lovers.

Furthermore, transportation throughout the district makes it easy to access and navigate: The Kembangan, Eunos, Paya Lebar and Aljunied MRT stations serve the area, alongside numerous bus services that connect District 14 to the city centre.

PRESERVATION IS KEY

One thing that makes District 14 attractive to buyers and investors is the effort that goes into preserving its cultural heritage. Shawn Tan, CEO of property agency M.O.R.E., said: “The rejuvenation of the ABC (Active, Beautiful, Clean) Geylang River Projects, Paya Lebar Central, Civic Centre of Wisma Geylang Serai and D14’s rich cultural heritage retention has made it a unique and remarkable district.”

Indeed, being a culturally rich district located close to the city centre makes District 14 particularly promising for buyers, sellers and investors.

WHERE THE OLD MEETS THE NEW

While much of the district’s culture and history have been preserved, especially in Geylang and Eunos, some areas have made way for modern redevelopment, particularly in Paya Lebar. Touted as an upcoming commercial hub, Paya Lebar Central will boast approximately 5.4 million sq ft of industrial, technological and commercial space, as revealed in the Draft Master Plan 2013 for the area.

Tan said: “The area will eventually be bustling with office and factory workers. The transportation modes will also draw buyers and investors to the area, as the growth in D14 will be magnificent. The rejuvenation of the ABC Geylang River programme will also add value to the district, bringing with it a hybrid of modern waterways and historical landmarks. With the increasing workforce entering this area, there will be a growing demand for housing.”

BRIGHT LIGHTS, BRIGHTER FUTURE 

With its mix of public and private housing, countless dining options, colourful nightlife, convenient transportation and upcoming commercial developments, District 14 looks to be headed straight for a bright future. Existing and potential residents will appreciate the possibility of living close to work, presenting lucrative opportunities for property developers, landlords and agents.

Tan added: “District 14 will be highly sought after by buyers and investors who want to live or invest in the East, due to its close proximity to the city and its convenient transportation modes. The upcoming commercial hub will further boost the district, drawing the population into the area. When the Paya Lebar Airbase makes way for redevelopment in 2030, it could mean up to 80,000 available homes, as well as the possibility of easing the height restrictions in that area. This translates to a lot of potential for growth, as well as an upturn in the property market.”
