Rare terrace house in Somerset up for auction

A terrace house at 117 Devonshire Road has been put up for estate sale by auction.

Colliers International states the two-storey freehold intermediate terrace house, which includes an attic, sits on a 1,405 sq ft land area and is currently tenanted.

Under the Urban Redevelopment Authority (URA) Master Plan 2014, the site is zoned for “Residential” use with a plot ratio of 2.8. The indicative price is $4.4 million.

Deputy Managing Director of Colliers International Grace Ng said, “There are only 16 units of terrace houses along that stretch of Devonshire Road and the last transaction for a unit was way back in 2007.”

The buyer can choose to occupy part of the premises and rent out the upper level or vice versa, as access to the upper level is via a side staircase.

She sad, “The subject property has a unique façade, which will appeal to a niche group of buyers who appreciates properties that are architecturally distinct. It will be ideal for use as a home office, subject to relevant authorities’ approval.”

Devonshire Road is near Somerset MRT station, a stone’s throw away from Orchard Road.

Ng added the properties there are rarely available for sale; hence, they will greatly appeal to investors and end-users.

The auction will be conducted by Colliers International on 29 October.
