The Visionaire is an upcoming executive condominium (EC) located along Canberra Drive in Sembawang. Developed by Qingjian Realty, it is the first EC in Singapore to have integrated smart home features.

Partnering with Samsung Asia, The Visionaire’s smart home system allows residents to wirelessly operate IP cameras, light bulbs, digital locks, motion sensors, temperature sensors, built-in kitchen appliances and more.

Adding to the smart home system will be a hiLife interactive app for The Visionaire’s residents. This app offers a quicker and more efficient way of booking facilities via their smart devices. The app also allows residents to engage interior designers, and book fitness classes at exclusive rates.

Aside from the smart features, Qingjian’s CoSpace concept is featured in certain units. This allows residents to reconfigure their living space according to their needs. A room can be converted into a nursery, entertainment area or study any time.

The Visionaire will be next to the upcoming Canberra MRT station, which is due to open a year after the project’s TOP. During that year, shuttle bus services will be provided to and from Sembawang MRT station.

SeaHill is a residential development at West Coast Crescent by Far East Organization. The sprawling development offers three housing types — Soho (small office / home office), condominium and townhouse — each occupying their own specific areas within the compound.

Serviced apartments are also part of the development, and come with their own concierge and housekeeping services.

Directly across from the development is West Coast Park, which has a McDonald’s restaurant at its entrance. Along West Coast Link is West Coast Plaza, which is about a 10-minute walk away from the park.

The suburban mall is just located after Kent Ridge Secondary School, which is just two bus stops away from SeaHill. One stop after the school is the Clementi West Street Wet Market and Food Centre. Other schools in the area include Pei Tong Primary School, Clementi Primary School and Nan Hua High School.

Far East Organization is also implementing a shuttle bus service for the first year to ferry residents to and from the Haw Par Villa and Clementi MRT stations.

The Orient is a unique boutique development by Aurum Land. This elegantly designed project invokes 1920s Shanghai architecture, seen in its grey and black façade framed by thin, black interlocking frames that segue into each unit as a kind of bar top for the balcony. The darker colour scheme adds a modern touch to the 52-unit development.

The Orient is about a five-minute walk or one bus stop from Haw Par Villa MRT station. The bus stop across the road from The Orient has services that travel to interchanges such as Tampines, Toa Payoh, Bedok and Harbourfront.

The project is near West Coast Highway, a commercial centre with across the road from Haw Par Villa. There are also a few small eateries and shops at the neighbouring mixed development, The Icon.

Though in a relatively quiet area, The Orient is extremely well-connected to amenities and transportation without having to suffer much noise pollution. Its one-bedroom apartments have been transacted below $800,000, good news for people wanting to take advantage of The Orient’s excellent location and the future Southern Waterfront City nearby.

Alex Residences is one of four developments within a five-minute walk to Redhill MRT station. It is located slightly further away from the MRT station, which offers some respite from the train noises.

The project also stands apart with two rather unique features on the roof. The first is an infinity pool, and the second is a Marina Bay Sands-like structure that is illuminated at night.

The 40-storey tower consists of 429 units, with a mix of one- to three-bedroom apartments. The units are spacious and cozy, with the one-bedders starting from 474 sq ft in size, while the larger three-bedders go up to 1,044 sq ft.

There are several amenities in the area which are within walking distance from Alex Residences. Delta Sports Complex is a five-minute walk from the MRT station. The station also has several ATMs, a café, 7-11, and several food stalls.

In the near future, an upcoming mixed-use development will be built on the site overlooking the train tracks, with a supermarket planned for the retail component. Residents can look forward to more conveniences without having to pay a premium for them.
