Smallish Condo with No seaview. A minus for this area. The floorplate is small and plot ratio fully utilised. Unlikely to be en-bloc as claimed due to full utilisation of plot ratio. Bank valuation currently around $1000 - $1080 psf. Last transacted at $990 psf. Anything above bank valuation will be over-priced.
