  Not a great experience

  This condominium has its share of issues, the most notable being a severe termite infestation that has affected the majority of wooden door frames within my residence. Additionally, there has been a recent surge in the population of fruit flies. Furthermore, the property's close proximity to the main road and an overhead bridge means that noise levels remain high throughout the day and night, disturbing the quality of sleep. What's more, there's a concern with how the Banyan condominium management handles rule changes. They tend to introduce new rules without prior notice to residents, and subsequently, penalties are imposed if these undisclosed rules are not followed.

  The Banyan Condo

  Fairly generous sized living and bed room areas. Quick drive to AYE and Vivo city and Harbourfront Tower. Even nearer to the Arc. Some units overlook the Buddhist temple next door but noise disturbance is really quite low

  Not all blocks are good

  Wing 1 is the best. Wing 2 & 3 both have different sets of problems...one is facing the flyover with a lousy seaview, dust and noise...the other block is very close to Mendon Spring with very little light/privacy. Many of the units are very spacious with nice high ceiling. If you can find a good unit at Wing 1 with a nice open view of the landed properties/sea...then might be worth buying. Good public transport access - buses and new circle line MRT. Town/vivocity is very near by car. Ample parking spaces..good for 2 car families.

  Great for expats!

  Good condo , high ceilings.. and spacious rooms. Facilities are also good. Has lovely pool, barbeque pits (3) ,gym, sauna and tennis court. MRT will soon be a hop skip and a jump away! Ideal for expats with kids and singles as well.

  not too bad

  old apartment with normal design. some units are poor in conditions. color is ridiculous. maintenance is so so. good buy if can get a unit at 30% below (psf) the next door development of Landridge. saving grace is a nearby MRT in future.
