This area is the most worst condo I ever live
This area is the most worst condo I ever lived, I'm just lucky the lease only for 6 months, there's so many problems in this area, need to climb up and down the hill to get to mrt, noisy neighbors mostly if you stay at 10A building, there's one resident at level 12 non stop doing renovation, I staying for 6 months and they still haven't done the renovation, you keep hearing drilling and knocking, sometimes pass 5pm and weekend, I don't know what the management do, this old condo area most of person who giving a lease is not real owner, be careful if they offering a contract exclude PUB and facilities charge, to be honest I will more than $100 even you renting small room, the most worst is one house exceed legal capacity of people staying inside one room even you informed the renter. -

Built to resemble HDB 5 room point blocks, the units are actually very spacious inside. With about 8 minutes walk to Caldecott MRT station and about 40 years old, this condo is ripe for enbloc. -

Value and Peace
This huge estate offers much value for money for buyers and renters who are less concerned about appearances and "face". Status-conscious potential buyers would be turned off by the aging facade. It looks very old-HDB but has many facilities, including new playgrounds, new tennis courts, an old but functioning pool, air-conditioned cafe, study and function rooms. Most importantly, the units are huge and well-designed, minimum 1450 sqft and max 3300 sqft. All units and rooms are nicely rectangular. The blocks built in phase 1 even have main doors built slanted in, which minimize / eliminate splashing from the rain on wet days. Construction quality is old-school solid. Most residents are families with children, many in schools nearby such as Raffles Institution, Catholic High, ACS, Marymount, SCGS, St Joseph Independent & International and CHIJ . Hence very family friendly environment surrounded by greenery.There are 3 MRT stations within walking distance - Braddell, Marymount and multiple exits leading to various bus-stops. Bishan and Toa Payoh are each a MRT stop away. Braddell is almost in the centre of Singapore and yet close to Orchard and Shenton. I have stayed in 2 different blocks here and found it quiet. The general noise from the roads near by is really low and the occasional noise by cars revving it up is not an issue at compared to my experience staying in Novena! -

Enbloc Value and schools
I visited Braddell View for the schools as it is near Marymount Convent and CHIJ Toa Payoh. The agent keep on telling me it has great enbloc value which got me interested in trying to figure out a ball park value. After some research, my estimate is an average payout of maybe 1.3 Mil per apartment if it happens in Y2010. At the curent price of more than one mil per apartment, it does not look like buying it for enbloc is worth the risk or effort. Morever, privatization of an estate will take three years and this will certainly miss the current property bull run. On the other hand, the location is great if one wants to buy it to be near Marymount Convent and CHIJ Toa Payoh. Generally, the estate is "alright". It seriously need a good paint job and some modeling at the lift lobby. Other than this, it is not too bad. -

braddell view
Agree that the location is good as it's near to MRT yet very quiet, but there's not many amenities around, e.g. no supermarket or shopping center, you need to go to either Bishan or Toa Payoh which are one mrt station away. But for ppl with kids, being very close to RI and RJ, (probably RGS also in future) is definitely a plus point, and Mcritchie is within waling distance. The exterior looks like HDB but I was surprised to find better facilities than many condos, like dance room, study room, a comparatively large gym and game room, mini mart, cafe etc. But there's nothing to comment about the swimming pool. Personally I think those low rise walkup apartments are the real gems as they give you the feel of living in landed property, and you can park your cars very near. Overall it's not a bad choice, provided price is still less than 700psf and land size is very big. -

Great place for living
I have been renting at this place for a while and liked it a lot. This place is very convenient, only about 7mins walk to MRT and on the way there are all different shops and you should be able to get what you want. It is also only one stop from either Bishan/Toh payoh. The place itself is very quiet and LOTS of greenery. Given its located at the braddell hill, all units are on high ground and windy. The rooms are big and layout is very good (at least the one I am staying right now). For those parents who have kids like me, good schools are just near by (RI & RJ), heard that RGS is also moving here in the next few years to the vacant campus just near our place. Although the condo is a bit old, the exterior stiil looks ok especially for those walk-up apartment. The land area of this place is huge so the place might be enblocked given its good location. it might be good for investment since price now still quite cheap. All in all, I like this place a lot especially the location and environment. -

potential buyer
I totally agree with RN Khoo that the place needs a new splash of paint. I looked around a few units as well and am appalled by the condition of the common areas and the poor maintenance. While the greenery is a plus point, the non-sheltered walk ways and carparks (except for some of the walk up apartments) will give you a wet wet day under torrential rain, which btw, is not uncommon in Singapore nowadays. Public transport such as MRT and buses are not readily available at the doorstep and there are indeed some walking to do. As such, it is not the ideal place for people who rely on public transport to get around. While my agent keeps reminding me that en-bloc is on the way...my take is that buying a unit there plus all the time taken to renovate, plus all the heartache of moving my stuff into the place plus the emotions of living with the thoughts of having to move out in the near future plus at least $1mil ...sigh...think there may be another place out there that fits my bill. For a $1mil price tag, there may be better options -

A prospective buyer
I viewed a few units here with intention to buy to stay. The location is great. Central with two train stations coming up and buses along Braddell road and Marymount road. The units are generally large, larger than the newer condominiums and airy. The lower floors are quiet. At the higher floors, some units command great view of the reservoir. If you look past the ugly looking hospital and highway. But some are blocked by neighbouring blocks. And the sound from the cars "rev"ing up their engines to go up the adjacent highway is louder. Loud enough that if you stand at the balconies and windows, its hard to have a quiet conversation. These are all minor points though. The biggest problem actually is the management of the estate itself. Despite sitting in prime land and potentially beautiful grounds, the facilities and grounds are sadly quite neglected. In fact, it seems that most HDB estates are better upgraded and kept than this condo which seems to have been left about 20 years behind. For example, some of the blocks need a serious paint job. The lift lobbies are all tiled differently, haphazardly. And old. Some look like the original tiles which could have a nice dated look if properly maintained. Unfortunately, they are not. And there is no shelter from carpark to the blocks, or in between the blocks. If it rains, which it does, and heavily (this area somehow attracts rain - it always rains everytime I go viewing), good luck to you finding your way from the flat to the carpark. Even if you take public transport, you will still be stranded, because all bus stops or trains are at least 500 m away along pathways with no shelter. On the upside, the neglected grounds is probably the reason this place is going cheaper than the other old HUDC... -

Braddell View
This is well kept secret perhaps not known to many. This estate offers so much valued packed in a modest price tag. The Braddell View boost a 106,121 sqm, in plot size, with plenty of garden and common space amidst condo facilities. The surrounding is superbly quiet and quaint with plenty of greenery in flowering shrubs and exotic ferns in well tended garden plots all around, as well as trees with lush foliage. Although the amenities are new, they are decent and serviceable, such as lifts, pool and tennis courts. Most residents would agree that en-bloc or not, all that matters is that for now this is a gem in the heart of Thomson/Bishan area. -
