Great find!
Location is fantastic- close to transport links, good schools and truck load of food options around the place. Zhongshan mall, novena square cluster etc all within short walking distance. Cannot ask for more. Condo grounds is also well kept and clean. Very decent condition for a 10y/o apartment. -

Fantastic location! good schools, amenities g
Has everything you could possibly need or want nearby- great schools within 1km, novena mrt a short walk away, novena Square and Zhongshan cluster of malls just nearby, plenty of great food along balestier road, all in a nice swanky and well kept condo block! Cannot get much better than this. -

Centrally located near facilities
150m away from Zhongshan mall which has ntuc finest, starbucks, macdonald. And a 650m walk to novena mrt, velocity and square 2.ample food, shops etc. Quick hop to ion mall at Orchard. Quiet area. Gym is quite good with kettle bells, good threat mill and spin bikes. Pool is decent depth and length. If you venture out abit, Whampoa market is few stops away and there's great food along Balestier. -

Convenient & Quiet
This is a small development with a reasonable size lap pool, indoor and outdoor gym. Suitable for expats and small family who requires quiet and convenient living space. Just few minutes to Novena MRT and 2 stations to Orchard road. Plenty of new supermarkets, restaurants and amenities. Many good local foods within the vicinity and most units have a clear and unblock view of the city. -

not premium but has many upside
surpisingly undervalued, probably because it is considered D12, but in reality it is situated right smack in D11. Also not many knows the upcoming ZhongShan Business Park, with 2 international hotel. design is quite unique with the umbrella over the swimming pool. -

Domus
Cannot agree more with previous review that one cannot avoid comparing between IR and Domus... After all, IR and Domus stands out the most along the Irrawarddy road. I eventually choose Domus for its overall offering. No condo project is perfect, sure to have some good points and some bad points. Negative points on Domus is pretty easy to spot as well as IR which can be seen from last review. So i like to share some hidden strong points about Domus instead... Location i find is slightly better then IR, such as, its exit is facing both Shan rd and Irrawarrdy road and is also sitting beside Ibis Hotel. Rather than IR which is beside Ministry of Home Affairs, and is in the prying eyes of security. The development is also slightly better planned and bigger in compound with better facilities compared to IR. layout wise, in Domus, Master bedroom and the Master bathroom is very spacious as well as the guest room. The Master Bedroom has a unique 180 Deg planter which can be converted into a small deck-up balcony area which offers an interesting lookout area. The layout looks more decent and normal than IR which is quite cramp. Domus main balcony also has a decent size compared to IR which is too big...under utilize. The fittings & fittings in Domus is nothing to shout about and can be easily replaced according to one's liking (not very costly as well) The price you are paying in Domus is more for the location and development itself. Based on my views, properties along Irrawarrdy Road seems to be under-rated in terms of valuation and investment, considering nearby development of future "Zhong Shan Park", Novena Medical Hub, Parkway Hospital and Novena Proximity. Government just release another plot of land in oct 2011 at Irrawarrdy road at Novena end for another residential project... Conclusion, property is very subjective to individual. So this is how i find Domus is better in overall.... -

Domus vs IResidences
Standing side by side, prospective buyers will compare Domus with IResidences (IR). From the outside, Domus looks more impressive. It has clean angular lines and looks more imposing than IR. However, when you compare the layout and quality of fittings/finishing, IR is clearly superior. For 3BR, the balcony in IR is very spacious and functional, unlike the one in Domus which is broken up into 2 smaller ones. The bomb shelter in Domus is in the living room, which is unsightly. The narrow planter all around the master BR in Domus is a waste of space. The bathrooms in IR is luxurious to say the least, beats Domus hands-down. The view at higher floors is definitely better at IR than Domus. Facilities wise, both only have a swimming pool. Domus gives a feel that it is a larger and better planned development. At the end of the day, what matters most is the unit itself. I would go to IR, for sure. -
