Emerald East
We've resided at several East Coast properties, including Pebble "Leaky" Bay, Costa Rhu & the Makena. Interesting enough we like Emerald East as much as the others - why? Super convenience to ECP/Marina/Suntec/Changi. Convenience to Leisure park, a great shopping center with AMPLE car park spots unlike Parkway Parade, soon an NTUC Finest will open in the stadium mall.Access to hawker center and mini marts thru a neat backdoor. Dead quiet pool.And maybe the best city scape view in Singapore - really - from the top 3/4 of the buiding. On certain days, there are aircraft flying overhead to Paya Lebar, but we're not alone - Waterside, One Fort, Dakota, etc all experience the same. Anyway that will be gone to Changi in another dozen years or so. -

Excellent transport links / local facilities
Emerald East, situated at the beginning of Tanjong Rhu is in an ideal spot for transport into the city and beyond. With a back gate, taking residents directly out onto Mountbatten Road, it is just a 5 min walk to the bus stop and less than 10 min walk to Mountbatten MRT. This also gives very easy access to the local facilities located just behind the condo - wet market, food court, doctor, 7-11, coffee shops, to name just a few. Love having local conveniences on my door step and for something a bit more goodman Arts Centre has 2 very nice restaurants less than 10 min walk away. Park connector behind the condo taking you all the way down to the barrage and Gardens By the Bay. Great bike riding. Taxis are easy to come by as the condo is not stuck down at the very end of Tanjong Rhu. The school next door is not noisy, the students are inside the building for the majority of the time and the school field is situated at the far side of the school. Having lived in the condo for over 3 years, have never had an issue with the school. The condo is in the flight path for Paya Lebar military base, just like Waterside, Dakota Residence, La Ville, Belvedere.... As it's a military airbase the flights are not every day or all day and is not really a big issue. The units themselves are spacious with good storage, unlike the new builds. Fantastic views of the national day air show / fireworks if situated on the right side of the building. -

permanent condo noise which cannot be remove
1. It is right next to a school. You can hear the school bells all the time, whole day, starting from early morning. 2. The condo is directly alone the flight path of the military aircrafts. The aircrafts fly really low for landing, and you get extremely loud aircraft sound in the afternoon, as if they are just flying over your head! It will wake your baby up or when you are taking an afternoon nap. These 2 noise unfortunately are permanent features and cannot be removed! 3. Unlike other Tanjong Rhu projects, this one is right next to HDB blocks. Condo next to HDB never help your private property prices. 4. Extreme low chance of enbloc due to max usage when built. 5. High maintenance cost compared to other Tanjong Rhu projects. 6. Swimming pool no privacy as the students from the school can look directly at you in your bikini through the school fence! 7. Poor rental yield compared to other condos in the area. 8. Even though freehold, but selling lower than other Tanjong Rhu 99 years projects. Best, even lower than 99 years price also cannot sell. Now you know why. Yet, sellers are unrealistic. Agents will try to tell you that nearby projects at much higher prices. But that doesn't change and will never change any of the NOISE, PRIVACY, HDB and NO ENBLOC issues. Look further inwards of Tanjong Rhu if you are interested in this area. Emerald East, avoid at all cost! -
