Good investment property
One of the best rental yield considering the psf lower than $1200. Easy to rent out as it’s near Changi Industrial park and Airport. Facilities are quite complete and management is very helpful. -

Some low floor units have poor facings- facin
Some low floor units have poor facings- facing car driveways and concrete walls. Prices hold fairly well. -

Not what it seems
I've stayed in Estella Gardens for 2 years from 2005 to 2007. Found the place to be really nice then. However, been back many times to visit my brother in law. The place still looks good on the outside. However, it seems that you can almost always hear your neighbors from your own house. Probably due to the soundproofing or thinner walls. Lastly, I find the balcony in the units to be redundant. its so tiny that its almost ridiculous for those on level 2 and above. The best units here would probably be the ground floor ones overlooking the pool. -

Resort Style Living
Viewed many units and finally settled down with this decent unit. The living area & room size are pretty spacious compared to those new developments. The facilities & common area are very well maintained. Transport is not an issue now with the new bus service no 4 providing better connectivity for traveling between Tampines, flora road & changi north - very convenient. Very quiet & peaceful - I recommend this condo for resort style living. -

Cosy Little Place
Moved in slightly over a year ago and really love the place. It is generally quiet and very well maintained for a project over 12 years old. The security is vigilant, at times find them a wee bit too strict. Not necessarily a bad ting for residents. Very pretty to look out into the lit pool area at night from the balcony. The pool is usually under utilized on weekdays, though with a little more activities during weekends. A good balance otherwise it would be boring or annoying. I particularly like the high ceilings being on the top floor unit, with huge windows from the hall and rooms. Find the balcony a little small, it would have been perfect if the balconies were more spacious. Having said that, it is still nice to be able to stand in the little space and look out at the view. Residents usually keep to themselves, though cordial. The car washing area however often open up conversations. Lots of parking space and a road wide enough for easy navigation. On the whole, I really like the feel and look of this project. -

Thin Walls
This development has bad sound proofing and thin walls. Most likely due to poor building quality. -
