Excellent no-frills condo
I recently went to view a unit here. The pictures of this condo on this site are out of date - the facade and exterior have been upgraded. Swimming pool is enough to do laps. Gym is very basic.
The unit I saw was renovated and maintained quite well (definitely not run-down as the first poster said).
I like that it is still within walking distance to Somerset.
Compared to its neighbours this project is good value for money. Regalia/Claremont/La Crystal are all too close to the noisy junction. Aspen Heights is further away from mrt and probably harder to walk to Orchard.
If you don't like balconies, want to maximise your living area, happy with the facilities and want a good location, this is one of the best values in District 9.

Bad investment
seen the place...really old and quote run down. rental yield for 09 purchase is only 2.5% . heard from agent that near enbloc in 07 only offer 800psf, lately have news of 1100psf. agent have the cheek to ask me to pay 1300psf for it!common sense? spacious layout...very nice location
