We are facing marine parade Rd, there are constant noise from the traffic even at night, I think the windows are badly designed for sound proof. Now that the MRT is starting to be built, that noise and the other constructions around the condo just driving us crazy. We have to keep the doors and windows close if we want to hear each other talking. It is a pity since we like the location.

GD - Perfect place to live
I have stayed here for last 6 months, a very nice and beautiful place to live in. The place is very cosy unlike the previous condo which I stayed in. GD only has 120 units vs >600 units in my previous condo.
The pool and gym has hardly anyone using it, even on the weekends. The pool and gym never ever gets crowded, I never had to wait to use the treadmill.
The landscaping is beautiful, the place is lush with greenery. The clubhouse has to be one of the most beautiful in Singapore. It is one of the largest and has a unique colonial feel to it, given that it was built in the early 20th century. The clubhouse can probably host 100 people and still has sufficient space.

Lacks
1. Dry playground - The new MC will hopefully put a new dry playground in the future. There is a large wet playground, but will need a dry one as well.
2. Tennis court - Would be nice but can live without
3. Outdoor BBQ pit - Would be nice, but all unit have nice size balconies which can fit indoor BBQ pits.

Best of Both World
Actually, I regretted not to buy this area few months ago beginning this year or end last year when the price is still reasonable. The reasons as follows:
1. Close to the restaurant around East Coast Road and you have the wet market at Marine Parade Terrace where it is easy to buy fresh groceries. 2 bus stops away from Parkway Parade
2. Judging at the value, around Amber around psf wise it is relatively cheaper and more cosy feeling with 120 units compared to Amber ans Sea view. Moreover, the psf here is at least $100psf cheaper
3. Only facility lacking is tennis court but not important for some as there are other facilities like spa room and theater room.

I Beg To Differ
Hi Mick,
I beg to differ. St. Patrick's School is only a single session school and no cars are allowed to go into St. Patrick's Road, thus the road in front of Grand Duchess would not be affected. Not many cars comes into the school as well. There may be a slight jam but all is cleared by 7.20 am latest. The school also has a guard standing along St. Patrick's Road, just in front of St. Patrick's Garden, to ensure that no cars turn into the stretch of Grand Duchess.
Maybe the problem now is with the cars parked outside Grand Duchess which belongs to the contractors or developers. That is what is causing the slight jam these days.
Overall, it is still a nice development, breezy and like the name suggests, GRAND!

pity
what a pity. i sort of like this development. When i was there, the school near to it and the narrow road. I waited 5mins to clear the way into the development. i cannot imagine every morning and evening going thru that.
