Peaceful and Quiet
The 969 sf 3 roomer unit at Block 126 directly faces the landed enclave and greenery and is breezy. The middle room can more than accommodate the length of a standard size single bed and a wardrobe. It comes with a yard and a small balcony, where the latter can be useful to catch some sunlight for any bulky items you can think of. -

Best value in Hillview
I was analysing and reviewing properties around Hillview area recently as part of my role. I have background in civil engineering as well as real estate. I came across this property, Hillview 128 & start looking at the building qualities, prices, facilities and many other factors which I include in my analysis. What really struck me about this development is its uniqueness in terms of its high quality external paint material which is very durable as compared to a lot of other developments. It is also a development with a lot of privacy, surrounded by a lot of luxury condos. Noise level is also very low. I'm very surprise to see the price to be that low for a 999years property. I would think this property should be worth at least around $1.5m in time to come especially with the newly developed shopping centres and MRT to come very soon. That's just some sharing of part of my analysis. -

So miserable
I visited last month when the pool apparently was just being renovated after much delay. The facilities were miserable - small pool, no gym. The pool is 2m from the building. The tiles used in the units and around the condo are the cheap type you see in public pools and yes, public facilities too. Not a place I would enjoy, especially to consider it is next to the factory. -

Well Kept
Looked at one of the units recently. What i like is the overall cleaniless of the development and well kept exterior even though it is about 10 years old since TOP. Almost all the units are unblocked as these units are facing pool or low rise landed area. Think the function room is large enough to convert half the space into a gym which would be a nice to have facility besides the already many existing facilities including a security, tennis court, wading pool, U-shape swimming pool, suana, pit, playground, (generous) bicycle stand, etc. Surprise to know that Comfortdelgro provides shuttle service to bukit batok mrt which is just 5 mins drive away present; a great convenience for people living in the area before the hillview mrt station is up and running a couple of years down the road. -

quiet
clean well kept .The pool is very small without any water features and pool just beside tennis court due to space constrand. -

128 Hillview - good buy.
I bought at the last peak at S$680 psf in 2008 and whilst it went down to S$550 at one stage, it has rebounded to $800 - psf. This is a modest condo, not for those wanting a big resort pool or fancy gym or well landscaped gardens but makes up in other areas such as privacy, lower density and underground car park. You should note condos next doors have no u/g car park and the next condominium up the hill is either with 99 uears lease or have odd shape rooms that takes up valuable space. To add to the other 2 reviews, the other pros about this condo is the 1044 rooms have square bedrooms to fit a double bed and writing table. In the 968 sf 3 roomer, the middle study room is smaller and can fit a big table at best and not a double bed. Over and above the pluses, one more BIG plus the backdoor opens right up to the 713 bus to Bk Batok MRT. No walking 500,m down the hill or walk back up. I don't think price would crash below $800k pf as benchmark from Hillvista and the Lanai means condos will be start from $1100 upwards for new condos. so if you can get one for $800 =/- don't think twice. Question is which block has the best ubblocked views. -

Condo with total privacy
My stay in Hillview 128 had been great. As compared to a lot of luxurious condos in many prestigious areas, this condo offers true privacy especially when it comes to using the facilities. Many times, I had the entire swimming pool for me & my family as there aren't many people using the pools. To us, this is true luxury. I have not even mentioned the rooftop BBQ area which we enjoyed with our friends during our free time. It is very breezy and enjoyable being at the rooftop BBQ, as it is located in a private yet open area where we can enjoy good view and peacefulness at the same time. In 2009, I read an article indicating that Hillview condos are very undervalued and its true value should be around $1500psf, due to its prestigious location. I thought about it and realised that this is very true, as I can't think of any area in Singapore (prime or non-prime) that consists mainly of luxurious condos, except for Hillview. I think the location of Hillview 128 is among the best in terms of a balance between privacy and convenience. Fortunately, I still have an opportunity to own a condo in Hillview 128 now that the price is still relatively low as compared to current average (1st quarter of 2011) of more than $1000psf in all other non-prime areas. -

Hillview 128
Hillview 128 is situated in a very serene and luxurious area that is just around the prestigious Upper Bukit Timah area. It is situated among all the beautifully designed luxurious condominium. As it is situated up the hill with not as many units as some other condos around the area, this condo is extremely unique, exclusive and suitable for those who likes privacy. The availability of the facilities are also higher than condos with denser units. Fresh air is felt around the area due to the greenery surrounding the condo. There aren't many places in Singapore that has a combination of exclusivity, prestigious location, very reasonable pricing as well as very good facilities / amenities. It will get even better when the MRT arrives. The condo will easily worth more than $1300psf in the very near future. -
