  Rental experience

  Rented a mid floor apartment a few years ago. Quite spacious and loved the double aspect in master bedroom. Two large balconies - quite breezy, so often no need of aircon.

  Rental experience

  Stayed there for a couple of years as a tenant. Only 2 units per floor and doors are at opposite ends so quite private. Two Big balconies bright and breezy. Recommended.

  Last transacted price of $2.808 mil is too hi

  High risk for the buyer who bgt the 15th floor unit at $2.808 mil, way above valuation. Likely a bid against own self situation. Viewed a few units and understand there is water slippage issue in the building structure which is a problem to stay. Worst still, owners there do not want to enbloc even if they agree, risk of not able to redevelop as the plot ratio is 1.4 with height restriction, potential buyers to do their homework first. Also, it is the last row of D15 which is almost D16. No traffic light to cross over bus stop until Siglap mrt is ready. Even with that, there is no amenities around proximity. Need to drive to get grocery. Nearest will be petrol kiok about 500 to 600 m away I estimate. Congrats to the seller who sold it at record high $2.808 mil :), too bad for the buyer :(

  Spacious but be aware the plot ratio 1.4

  in deed it can built 5 storey only, enbloc hardly possible. old, small project may need hefty maintenance cost

  Good size but interesting plot rato

  Went to view the place, old design but overall good size. The interesting finding is that the land plot ratio is 1.4 in the master plan 2014 but the build up is 17th storeys which is very high for such plot ratio. Could be similar case as Botanical mansion which has a lower than as built plot ratio which means that it is hard to enbloc for rebuild I can only say good size but maintenance could increase significantly over time due to age and less units.
