Living in Imperial, a year on.
A fairly decent development. Upsides: 1. Prox to city by train/bus: MBS (18mins), Dhoby Ghaut (25mins), City Hall/Esplanade (24mins), 2. Joo Chiat by foot (10-15mins), Haig Road (5mins) 3. MRT lines Circle (Dakota), TEL (Tg Katong Station), EW (Paya Lebar) 4. 38 minutes to Changi Airport / Jewel by bus/train 5. Paya Lebar malls, Kinex. Bus prox to Parkway Parade & Marine Parade stn (10 mins journey) 6. Live within landed enclave. 7. Good management of 1st floor common areas and maintenance. 8. Three close-by bus stops to City / MParade Downsides: 1. Gym equipment needs proper maintenance for safety. 2. Foreign construction workers as tenants on certain floors + seen loitering 3. Unit corridors not so clean - cleaner lazy? -

As a property investor, I think District 15 has undergone numerous transformation and the amenities are stellar. All condo units face north-south orientation. For leisure, it is just minutes bicycle or car ride to East Coast Park, the Singapore Swimming Club, Chinese Swimming Club and the Sports Hub. There will be no lack of food options. And, it is extremely accessible to get to town or even the West Coast part of Singapore (and with the TEL train line, the northern part of Singapore). There is road noise from cars along Tanjong Katong, but it is not unbearable. Squarish and efficient unit layouts. It is a Freehold property in D15 that has a marginal cost difference of less than 11% as compared to leasehold, which makes it a good investment and solves the problem of lease decay. -

Excellent address in District 15 with direct
A good 100 units full condominium at the most convenient location at prime district 15 with quick direct access to all amenities, MRTs, good schools, CBD and seaside. A pleasant home for all. -

Highly NOT recommended, very bad experience
Very small bedrooms: due to the bay windowns, the common room can only put a single bed; for master room, only the queen-size bed and cannot put any other furnitures Poor privacy: have to pull down the curtain in the dining room, otherwise someone from other units can see you clearly; of course u can also see your neightbour what they are doing. cannot sit in the balcony, reason as same. very very noisy. have to close the window at night; nightmare for someone who prefer to opening the windown and let the winds in. traffic? not very convenient. not near MRT. wait long time for the bus especially during the peak hour No nearby foodcourt. even though there are some restaurants but not good very easy for damage. marble, parque, door, etc. The equipment from the developer is very poor in quality. e.g. the washing machine, oven. very bad aircon. Poor facilities: Gym? small and 3 equipment, and stifling; also small swimming pool. No other facilities Have a nightmare to stay here. Good luck for the owners. -

Shoe Box Units
Basically 4 out of 6 units on every floor are studio apts. Not recommended for spacious living. -

Poor privacy: balcony of stack 2 & 3 faces each other. Can watch your neighbor’s activities. Poor isolation: Stack 3 & 4, stack 1 & 6 are separated merely by brick walls. Noisy: Water tap noise can be heard which resembles the problem of some hotel rooms. Noisy: For stack 3, 4 & 5 facing Tg. Katong Road. Prominent traffic noise, especially at late night. Finishing: certain fittings are very prone to damages, so so for others. Pros: Very few, except there're ample parking spaces since most expats do not own a car. -

The condo has a friendly feel. Quiet and peaceful place, as there are only 100 unts in total. I went for a viewing and liked it. Best to get a very high floor unit facing the south (sea) as the Dunman Road houses do not block your million dollar view from your balcony. Good value for new freehold property in a location that has recently seen the enbloc of nearby Lion City Hotel. There is no tennis court or enclosed function room, but thats acceptable for a small development that offers privacy in return. -
