Okay place to stay if you want to be in the Bukit Timah area close to all the schools and amenities here while your children are in schoolgoing age. Development is rather old, no facilities, simply here for the location. This is a leasehold that is almost pushing 40 years old so consider properly before buying. Renting might be a better option.

Spacious and comfortable
The units at Kismis Court are rather big compared to many other condos in Singapore, so families can feel comfortable. The layout of the apartments is practical, with enough room for a family of four or five. It feels like a real home, not just a small, compact space. No facilies other than security and an open-air carpark. but the family-friendly environment and quiet surroundings make it worth it. I would recommend it if you value space and a cosy vibe over new facilities.

Kismis Court: Value buy in Bukit Timah
PSF can be less than $1k and a unit cost less than $1.5M back in 2020 last transaction. Value buy if you plan to be in Bukit Timah but not a home to pass to your descendents as it is only leasehold. Can potentially generate some rental yield with target being parents with schoolgoing children or even expats. Overall dated and almost half the lease gone for ownstay. Be here for a fun time, not for a long time.
