Aged perfection
Always thought LV looked hot because of the burnt brick façade. But once inside, you find yourself in an oasis - a secret very well kept by the residents it seems. The condo is really remote - but the bus services to the existing and soon to be new MRT stations are ample. And a big plus is Changi Village and Pulau Ubin are only a few bus stops away. Facilities-wise, this place is hard to beat and well kept. That you have to pay $100 thereabout to rent the function room is strange since the conservancy charges of $1100 per quarter is above market. Believe it or not, years ago, it had one of the lowest comparative conservancy charges anywhere. The walkways are tired and cracks abound, but personally, that's fine and in keeping with the natural greenery. Be aware though that the 1km or so of walkway is not wheelchair friendly with steps everywhere to navigate the valley-like terrain. Someone wrote that the rental potential was dismal in 2008 - it's pretty much the same today. As is value appreciation...expect it to underperform whatever market trends are or will be. Great place to live, but a dog for investment and rental. There isn't the overwhelming presence of foreigners here unlike Savannah, Changi Rise, etc - hence the poor rental. And I'm guessing that equal number of residents would welcome and refuse an enbloc offer(unless it is sky high). Quite a few units are corporate owned and there are more than a few residents who own multiple units - I anticipate a showdown of sorts if a general offer is made. I recommend LV for those who're vehicularly mobile or at least nimble and energetic enough to scuttle around on public transport, those who love long dreamy rides into the CBD, families with teens and older and those looking for a sanctuary to return to at the end of a hard day's work. -

Good Place To live In.
I recommend those who want Spacious Living area. Very Quiet and Breezy. Surrounding. If you love greeneries, This is the right place to Live In. Surrounded By Big Trees and Beautiful Birds around. Newly Renovated for all Facilities. Very Safe Place to Live In. Full Condo Facilities With Squash , Tennis Courts. 30M Lap Pool, Jacuzzi. Spacious Function Rooms. Barbecue Pits. Good For Own Stay and Investment. Ample Car Park Lots with many Visitors Lots..... -

good deal for spacious living space
Huge living space for great deal..considering the price we paid,there is no where else that we can get for this kind of size..quiet & friendly neighbourhood..can be abit inconvenient for those who doesnt drive,but other than that...its a great place to live in.. -

Resort Style Living
Now a days it is hard to find affordable resort style housing in Singapore. Loyang valley gives the impression that its a place you would love to come home to after a hard day of work. Large spacious land size and lots of greenery within the vincinity of the condo creates a cool and relax environment. -

Beautiful estate but very inconvenient
Although Loyang Valley was built in 1982, it doesn't look as if it has aged much, probably because of the timeless red brick facade and the lush greenery that just gets greener with age! Location and transportation is a big minus. It is very far from the MRT, has limited buses, and traffic jams are a daily occurrence during the morning and evening peak hours. No good schools nearby and limited amenities. Low rental yield and slow appreciation of prices. Not suitable for those looking to invest. Suitable for own stay and families with older children or anyone looking for some peace and quiet. -

Love @ 1st sight
I never knew wat was love at 1st sight until i visited Loyang Valley ! Big landscaping, Serene Enviorment, Resort Feeling, Spacious Interior, Beautiful greenery ! This is what i think a home should be!!! For those who lead a busy and stressful lifestyle ... You will love this. -

Greenery Lifestyle
Loyang Valley is a mature condo project located along Loyang Avenue and at the fringe of Pasir Ris housing estate. It is only one of those rare condo projects that utilised red bricks facade wall and roofing for its housing. It is an excellent estate to live especially for families that loves privacy with lush greenery surroundings for quiet morning walk. It also have various children playgrounds located conveniently nearby. Ideal place for expatriates and families that loves privacy and is working near the aerospace industries or Changi Business Park. -
