Poor maintenance for management fee close to
There is something seriously wrong with the condo MC. The sauna has been under repair for more than 8 years and there is water ponding and mold/ fungus at the pool level. -

Both winning
There are some good one's in Mandalay road, especially those earlier Condos, not the recent one that hv those so called open kitchens which are quite useless and worst along the corridor and walk way. However, Irrawaddy Road are actually the better gem, better than Mandalay Road or M21, because one or two project there hv no bomb shelter and high ceiling of more than 3.3 m, the layouts are also a winner, less than 1000 sqft but hv full 2+1 rooms. Money Mind recently reported that too and is much nearer to the Novena MRT and Malls. -

Nice small condo
M21 is a wonderful small condo, with EXCELLENT FLOOR PLANS in the units (which is not at all usual in new condos in Singapore). The swimming pool is made for swimming rather than just dipping. Since the condo is so small it is never crowded (as a matter of fact, you hardly ever see other residents there). Unfortunately, they have just started turning the area into "Health City" and the construction works will continue for more than a decade... If you are working day time that will not affect you much, but you might want to consider another condo/area if you mostly stay at home... Among the things that should improve are: cleaning of the swimming pool, free weights in the gym, one of the saunas has been under repair for six months now.... -

Boutique condo in excellent location
Of all the new condos near Novena, M21 has the best mix of location, quiet area and nice outlook. It only has 61 units and a good sized pool so it never feels crowded. It is is less than 10 minute walk to the Novena MRT or 5 minutes down to the shops and restaurants at Balestier. Being well located and next to Tan Tock Seng and the upcoming NTU medical school means it will always be in demand for rentals. The area between Novena and Balestier Rd is moving up-market with new condos replacing old walk-up flats. M21 is one of the better laid-out in the area with good size apartments. Residents are a mix of professional owner-occupiers and expats. -
