Unmatched condo facilities and well kept
As a resident, I really enjoy the huge grounds and amenities and the sea view. I can’t think of any condo in Singapore that has 1 million square feet land area, 50m pool, children’s pool, tennis/squash/basketball/table tennis courts, good-sized gym with sauna & steamroom, dance/yoga studio, supermarket, restaurant with pool side seating, BBQ pavilions, pretty gardens with 700m jogging track, hair salon, dental clinic, kindergarten, children’s art studio, playgrounds, and plentiful parking. Underpass to East Coast beach just outside, convenient buses to everywhere and Siglap MRT station opening in June 2024. Most units above 10F have lovely sea views. The whole place is very breezy. Apartment layouts are spacious. Yes it is old but the place is well maintained, with reasonable condo fees. -

Old, chaotic, rundown interiors, noisy, bugs
Too huge and too chaotic Condo is old and there are repairs/noisey Units and fixtures are old, smelly, moulds bugs on the walls/doors, ceiling pests, rusts on irons, old & damaged wooden floors/skirting, windows, doors probably from time when it was built, the corridors are used like own living space & there are always some repairs where other units aren't informed about such works Expected rents “pushed up”without any logic to closely match neighbouring brand new seaside residences which is beautiful so totally illogical why old mouldy condo would! It's kind of used like vacation house where landlords put units on rent and some still come to use condo facilities making it more crowded! The only good thing is there is a shop and can walk dog cat in condo. -

Only exterior looks good
Mandarin Garden is slowly losing its local heritage and interior quality is bad. Some never returned rental bikes, littering, smoking made living unbearable. High floor no sea view, block by trees! -

Not what it is made out to be.
The reviews on this site are mostly left by property agents because good reviews boost sales. BUT (fake) good reviews don't help buyers! We are renting, originally with the intention to buy after "testing" the estate, but we have changed our minds. The estate is extremely dirty. The unit are staying in is dirty, dusty, and moldy - it was marketed on this site as newly renovated, and the agent who helped us rent it made it sound amazing with all the facilities. The estate looks clean if you just walk around the first floor and the pool area, but if you actually live in it, you'll realize how dirty it is. Some units are dark because of their balcony facing, and because the ceilings are low, and just take a look out of your window at your neighbours - there is mold on the ledge above the windows. Mold that cannot be cleaned away. A lot of windows in our unit are difficult to shut because of the age of the unit, and corrosion due to the condo's "Sea-view" Balconies are close to each other, and there are a lot of smokers in the estate. If you are unlucky like us, you will have a neighbour that smokes all day long, and you will smell it because there is nothing you can do. There are a lot of dogs and cats on the estate, and dog owners break rules all the time - not good if you have allergies. Don't buy a unit here because it is also approaching the 60 years left on its lease, and it might be difficult for a future buyer to get financing on the unit - lowering your chances of a future sale. -

Stay or Long Term Investment...
We have lived in Singapore for 13 years and visited Mandarin Gardens (MG) many times to see friends. MG has always been one of those condo's which provides a feeling of back home (space, seaside, amenties & away from the CBD hussle). The common area space is truly enormous with 50m pool, tennis & squash courts, condo shop...and all of the MUST HAVE'S for condo living. This is a MUST LIVE condo if on medium budget, enjoy space, sea breeze and all the above. Whilst the condo is getting on in years, the total package offered by MG far outweighs the newer units today which cost twice the price and only offer half the psf size. The condo still has a few more years of good living! -

Mandarin Gardens Truly Paradise
Having attended so many new launches and even after visiting newly TOP projects, I have yet to see any condo project with the lush greenery and truly paradise and resort feeling one finds in Mandarin Gardens the moment one walks around the vast expanse of its compound and the full range of facilities ranging from Olympic size swimming pool, tennis courts, clubhouse, squash court and even a mini supermarket and inhouse Thai Restaurant with hair saloon etc. Truly paradise and large expat community with friendly and assuring presence of ground workers who keep the large grounds spick and span and greenery always well maintained as if newly trimmed and just mown. Also windy with the sea breeze invoking festive mood and carnival-like feelings. Ah, reminiscent of all things good and makes one feel like staying home from work and just laze around. -
