Nice quite place
Been staying here for more than 10 years. I could have move but didn’t. The bus stop within 2 min walk, the nearest MRT around 6 min walk. The place is very convenient to get round. It’s near Labrador Park, Kent Ridge park, etc. I Love the nature walk over the weekends. The nearest supermarket, excellent, is 8 min walk and Vivo is approx 10 min by MRT. The hospital, NUH is 10 to 15 min drive. It’s near the National University of Singapore, One North, Alexandra distripark, etc.There is no shortage of people wishing to rent the units here. The area is also designated as part of Great Southern Waterfront. Lots of greenery and It’s not crowded like other condos. Not worried about COVID. Its freehold as well, that’s why many owners here prefer not to sell. You don’t find many listings.

Mendon Spring
Not quite sure why the name Mendon, this is a 48 unit development along the main road of Pasir Panjang, located right i between Landridge and Banyan Condo. Like Landride, the land of this condo is a long strip with the narrow side facing used as the entrance facing the main road. Downside can be the lack of views and darker but the upside is it being more quiet having its neighbours shield both the noise and heat. This condo has the advantage of being relatively nearer to city and VivoCity compared to most other condos in Pasir Panjang.

not really a condo but alright
I have lived here for over a year so here is my honest review.
This is a nice and quiet place not far from mapletree business city.
This however is NOT a CONDO. This is a low rise private apartment with a "feature" pool which no one really uses cause it's small.
There is no other facility unless you think BBQ pit in a corner of someone's window is pretty awesome idea.
Units: Decent large units and good square layouts. Big Master room.
NO Elevators.
Now word of caution, a lot of these units were bought to rent only.
Nearby:
The location is surrounded with greenery, great family environment. If you are looking to buy it's perfect Freehold property. Its only 20-30 minutes away from the CBD and 10 minutes to Vivocity.
There is pest problem due to the greenery and most condos will pest control often...not this one. They like to save money so there isn't much pest control. Most of the said units have their Door and cameras broken. You have to walk out to bring people in. They will never fix it. Go figure.
