City living tucked in a quiet corner
Stayed here for almost 2 years. Peaceful environment amidst the hustle and bustle of the city. The higher floors offer good views as the building is built on elevated grounds. The lower floors looks out at a fair amount of greenery. The management is fantastic and looks after the building well. The only issue is to walk out a bit for groceries and public transport. -

Over priced and with Design Issues!
Oleanas is an old condo with design issues. The biggest problem is the lifts, there are only 2 old lifts serving 126 units and they always break down! There is no way to solve this major problem. It's green window is very dated. Management committee/old residents, pls read other user's reviews for details (There is almost zero chance of enblock as they would never agree to it). It sits on the highest point on Kim Yam Rd and Martin Place, its not friendly for old folks/cyclists/strollers! Just to ride a bike or just walk up to test out these hills. It takes really more than 15 min to walk to any so-called nearby MRTs, and walking back is even more tiring because of the uphill climb. The temple across the road was recently upgraded, this draws large crowds and loud chanting during festivals. -

great location and value for money
Oleanas Residences provide great value. It is an older building next to the luxurious St Martin's Place which is valued at a minimum of 50% more. The location is excellent, 5 minutes walk to Killiney Road and 10 minutes to Robertson Walk, near super-marts, eateries and bars and the very pleasant and iconic Singapore River. The units on the higher floors which are facing The Waterford apartments have good views and are very bright, lit by the morning sun. It also has good facilities including a large pool and a tennis court. -

General Living Experience
Its surprising what comments are said about the condo. The management lacks understanding on whom might be living in the condo presently. There are no cold water dispensers, but have a vending machine to manipulate, a tap near the bbq area that hardly allows water to flow freely. The elevator is always under maintenance, oddly they lock the doors that lead to level 1 and so on. 24 stories for one elevator? frustrating. They allow conferences to occur on Saturday afternoons that disturbs people trying to stay near the pool. 300 dollar deposit to use the bbq area once a month. only allowed to use the tennis once a week. -

More Upgrading in the pipeline
This is one of the most affordable lower density freehold condo around the vicinity with full condo facilities. More upgrading is in the pipeline. Walking distance to Killiney, and less than 5 mins walk to Robertson Walk and the Singapore river. Nice living environment with great accessibility to good eateries, transport, CBD and Orchard. Some units were really well renovated. The condo has 2 levels of ample parking for residents. Big plus point. -

Up Lift
Oleanas has now upgraded all swimming pool chairs, entrance, new nice sign in the front, new side walls, guard house deck, expanded side walk. Nice living,and low density. -

Dark units, not very livable
This development is not very well kept, the MC needs to do something about the pieces of rubbish and the planters around the development. I like the large sized rooms, however bear in mind that the units are generally quite dark because of the facing - and most of the living rooms face a discarded building. Unfortunately, most of the agents who showed me the available units for sale could not tell me what the buildings are. Very affordable unit in the River Valley area, but unfortunately not very livable for someone who loves bright, airy and breezy units. The units here feel rather gloomy. -

Quiet and Peaceful Living
I've been living in Oleanas Residence for almost 18 months, I bought my unit at the end of 2009, so far the appreciation in PFS has been lagging comparing to nearby comparable condos, eg Robertson 100. However,I must say I really enjoy living here and still feel this place is the best valued freehold condo in D9. Recently, this condo has been transformed from an unattractive old condo which is right beside the then still under construction (thus noisy) Martin Place Residences, to now a prestigious project which is sandwiched right between 2 most luxurious condos (Martin Place Residence and Martin 38) this part of River Valley area . Recently Oleanas has become very popular among re-sale buyers, this is because Martin Place Residence will TOP by end 2011, i.e. no more construction noises. This has 2 effects, firstly there is a strong pick up in rental demand, in the past there were always more than 10 units put up for rental, nowadays you are lucky to find 3; secondly the new road Martin Place will improve accessibility and beautifies the surrounding landscape. Also a point worth mentioning is there are no bay windows or planter boxes in Oleanas, bay windows often can take up 5% to 10% of strata area, imagine paying $2M for a unit and $200,000 goes to bay windows. -
