Undervalued
Seawind and The Sound along the same road is asking >1800psf. The drawback is that there are quite a number of units w large PES and useless private pools transacted recently contributed to the reduced psf which is not a very good gauge on value. Moreover Vibes@East Coast is nearing TOP and would expect more convenience from the shops there, sheng siong, laundry. The useless function room was converted to a useful gym for residence to exercise regardless rain or shine. There was never a child swimming pool promised in the first place and there is definitely a side gate for walking. I wonder if these negative commenters below are blind. My unit is diagonally facing the petrol station shrouded by trees and i find it bizzare that there are noise and smell coming From that distant I believe only a dog can smell petroleum with their acute senses. Messy neighbourhood? Prostitutes? This Johny Chan must have lost his direction in Geylang or could not read road signs. He must be fantazing too much and has mistaken sophisticated ladies as prostitutes. I seldom see a human here let alone prostitutes. The construction noise and dust from Vibes@EastCoast is negligible and so are the rest of most small scale apartment condo constructions. The commentor must be a HDB dweller who is sick of loud 90s era HDB contruction noises. To be fair, i dislike some owners with multiple cars park along the roads, visitor cars etc.. I hope when the ERL line telok kurau station mrt is ready in the future, there will be less cars. I do see the security guard as a waste of maintenance money since there are already security cameras in use. Food and Bars are aplenty here. I see alot of potential. One of the nicer, larger apt around along lor n. -

Home sweet home
Just rented this place last year. As I work in the Airline industry, I find it very convenient for me to go to work in Changi Airport just 10 minutes if I take a taxi. Security guard is helpful, place is clean. The only qualm is that most of the time I have the common pool and gym to myself, so it gets a bit lonely. Place is rather quiet at night. Atm, food and movies are just round the corner. Quiet and tranquil, lovely view from my unit. Have yet to visit the famous East Coast Park but will jog there one day if I am not flying. Palmera Residence
Having stayed in Palmera Residence for 2 years, I have really enjoyed the ambient and tranquil environment. I would just chill out by the pool with a cold beer on a warm but windy Sunday afternoon, or have a small barbeque with friends at the yard, with no one to bother us. I have stayed in condos and apartments before but none has given me the luxury and space to do whatever I want to do. I find most condos nowadays are overcrowded and too 'modern' for my taste. A nice and laid-back home for me to return home after a day of hectic work with local delicacies round the corner. And no I do not even need to own a car to go wherever I want to because everything is so convenient. I must say it really is a palm paradise with city-like convenience. -

Nice Location and Good Potential
Palmera is well located along East Coast Road within 1 kilometer to Tao Nan Primary School. It is close to various amenities, walking distance to future Katong Mall, and mins driving to Marine Parade. It is also near to ECP (easily accessible to both downtown and airport). Surrounding environment is very quite and peaceful. Its units have very good structure, rooms are spacious and squarish. It is currently undervalued due to the en-bloc of Katong Mansion which is next to it, and the old Katong Omega blocks its views to south. It could be a fairly good investment if you are able to hold for 2 to 3 years. Don't worry about the demand. -

Nice location BUT..
next to it is katong mansion that has just been enbloc. be prepared to have lots of dust and noise in the comming months/year. -

Nice location BUT..
TOP soon, so went to the site to have a walk around.. Firstly, location wise, convinent for where it's situated. However, just behind there's a petrol station which can be quite irritating. Pool is just in front of an old building, can't really enjoy a chill at the poolside and also probably smell of petroleum. View from the units, I would say kind of disappointing as they will be viewing the old apartments surrounding this project. Part of it is affected by afternoon sun. Must really have a look at the project to view for yourself -
