  We have been residing here for the Pat 2.5 years. At first when we read the reviews, we were a little hesitant to even consider renting or buying a unit here. But after 2 years, this is my fair opinion on this condo. The unit u choose (n stack) very important. It will determine if there noise from the road or inside. Beside that it is a very tranquil n peaceful environment. The selling point of this condo is the size n the price. Due to its location, a little off Upper Bukit Timah Road

  Very noisy - and no common areas for socialis

  Lived here for 4yrs. At first a nice Condo, but major drawbacks to be aware of: 1) Noise..!! Units facing the main Lap pool are in an Echo chamber. You can see & hear EVERYthing your neighbours do or say. Worse - Units facing the Main Road have contstant Loud traffic noise - and note the Condo is on a major junction. 2) Single-Glazed Windows throughout: Unusual for SGP - but a main contributor for point 1, the Noise 3) Balconies unusable: For above reasons - either noise of Traffic (Road Facing), or having conversations heard nby neighbours. (Note when viewing no one is on balconies) 4) No Communal Areas. Beyond Tables by Kids paddling pool, there are intentionally No Tables or Chairs to socialise at - this is a conscious effort by Management to reduce groups and Noise complaints.

  Nature Living

  Have seen the condo. Good for those who loves quiet & peaceful living within nature filled with foliage and birds. Nature park is just opposite with much private exclusivity surroundings. Good lap pools & ample car park lots.

  Resort like

  Viewed several units. Units are generally good sized. Generous balconies. Yard area design can be convoluted and not practical for use. Facilities include a sun deck for yoga (if you feel like doing yoga in this heat) Some of the ground floor units (facing pool) suffer from a total lack of privacy. Due to a smaller plot area and large units, common areas are more crammed. Blocks 31 and 33 are fully exposed to noise from the main road. Inner stacks quieter with more privacy Many expat families due to nearby German school. However with the German school moving out in 2018, that is a limited selling point.
