Quiet city fringe living
Quiet and tranquil neighbourhood. Very close to the city. It’s 2025 - units of this size with rooms of this size at this tenure and psf - will be very hard to find. -

Bad
The apartments are stuffy and uncomfortable. The master bedroom on the 1st floor has a weird design with windows that cannot be opened. The pool is smallish and looks cheap. Far from bus stops and train stations. -

Quite good, other reviews are nonsense
Ive been living in this estate for a month. Ive honestly not had any of the issues faced by anyone else in these reviews. The estate is nice albeit small. It is well maintained, the carpark is a bit oddly shaped but its nothing that major. The only part that is hard to get by is the fact the building is up the steepest hill on the island. I swear to god only 5th avenue has a steeper hill than this place. Otherwise, the flats are well maintained, noise level is non existent, Neighbours are agreeable and the guards are extremely friendly. Unless you're a paraplegic, the distance to amenities is small. The distance to the bus stop is about 300 metres and getting a taxi is easy right outside the estate at almost every hour. -

Cramped
Except for the location, there is very little reason to live here. The whole complex is cramped, there is no lobby, they, for some reason, installed front doors on all the units that are too heavy for the slide mechanism, which means that you frequently hear doors slamming very loudly, even late at night. Because of the relatively low price, more and more families are moving in, which in this cramped and dubiously constructed complex, means constantly increasing noise levels. The floors/ceilings are relatively thin, which means that noise, even people walking, can be heard very loudly. Do yourself a favor, don't be seduced by the location, or the cosiness the complex belies. The management is friendly, and tries to help, but in a building whose construction is clearly circumspect, there is little they can do to help. -

In Enbloc Limbo
This condo will go enbloc sometime soon. The only question is whether it will fall down due to lack of maintenance first before the wrecking machines get there. Fine for speculators but not recommended as a place to actually live in. Yes it's quiet but then it is 1km from the nearest amenity. The sign outside was once defaced to say 'Pinetree Condom'. Pretty appropriate as you need to ensure you are well protected before you go anywhere near here. -

Not a good buy
This condo is a laggard among the developments in this area in terms of price. It appears that the units are generally quite odd shaped, and the amenities are insufficient, and not well maintained. Even the agent that brought me to this place warned me about the odd shapes before bringing me there.....not a very good sales tactic. The only thing that attracted me to this was the D10 address, and the relatively low price....and the possibility of en bloc. But after looking around, I gave up on the idea. En Bloc ain;t going to happen here...the land is too small, and the price premium is not attractive. For the price, I could get newer and better maintained condos in this area. At almost 15 years old, quite a few of the units (I understand) have never been sold before to genuine buyers. Be careful about the sellers. I understand that quite a few units were bought by agents who wanted to flip. You know what I mean, when u see the same units being advertised again and again (for over a year !!!!). Better choices elsewhere for your hard earned cash. -

Not a good place to live
The only good thing about the place is that it's reasonably quiet but this means that it is a FAR distance from amenities and facilities. Although it is only a bus stop away from Orchard, the frequency of the buses is very irregular. You usually have to wait 15-20 minutes for any bus to appear and in the morning during rush hours, you count yourself lucky to be able to squeeze into a bus. This means another 20 minutes of waiting and you are late for work again. Less complimentary is the attitude and speed of the management committee to fix any possible problem in your apartment. Basically, the people in charge of maintainance could not be bothered with fixing anything and you usually have to wait half a year for them to even respond to your requests, let alone fix anything. And these are only two of the problems..... if you have cash to spare, it is so much better to put it in rental on other developments around Orchard region .... -
