Previously Nim Collection, the masterbedroom comes with huge walk-in wardrobe and also have balcony. Disappointed that Pollen Collection Masterbedroom are missing all these. I noticed that small balcony can be created at the window area for the masterbedroom. Hope developer not late to build it. The roof top also can extend larger roof coverage for the table sitting and sink area. The backyard roof also can be extended out. Pollen Collection house prices are much higher than Nim, so latest design should be same or better than Nim Collection, but it is not!

could have greater upside
at first glance, the upcoming (2026) Pollen Collection looks great on paper with many private facilities for residents like a pool, lifts, car porch, and even its location in Seletar Hills. short drive away from neighbourhood amenities in Ang Mo Kio, and also close to many popular schools. personally I feel this is best suited for own stay with little upside for resale or rental yield. maybe you can leverage the amenities, but there's more value for money options elsewhere including freehold. if I could physically shift this development to a more central part of Singapore, I would. likely will generate greater upside

aesthetic max
i love fell in love with the design of Pollen Collection. this project is a landed housing development with 132 units in the established landed residential enclave of Seletar Hills in District 28. there are four semi-detached houses, 22 corner terraced houses, and 106 intermediate terraced houses. very high on aesthetics, with first rate finishings, quality lighting fixtures and is spacious enough for a big household. though not near some lush greenery or some seafront view, love the tranquil and private location, tucked within inland singapore.
The name Pollen reminds me of a beehive, where each cell of honey is isolated yet within the epicentre of “hive” of activity. I am loving the privacy that each landed home within Pollen Collection promises, but also the connectivity to the various MRT stations, parks, schools, shopping malls, medical centres, and busy town centres once you are outside the development. When the houses are completed in 2026, this also coincides with our government’s URA Master Plan 2019 to add even more amenities to the nearby Ang Mo Kio and the addition of the Thomson-East Coast Line and the upcoming Cross Island Line.
Pollen Collection at Nim Road is made up of a mixture of various types of landed units: semi-detached houses, corner terraced houses, and intermediate terraced houses in a very nice green landscaped plot of land. While it is a shame that the luxury landed development is just leasehold and not freehold, 99 years is still a very long time to enjoy all the premium features of this project by Bukit Sembawang. As someone who is into sustainability, the solar panels mounted on rooftops and installed electric car chargers are big plus points for me.
