Went over to view a high floor optimal stack unit. Windy condo with 2 spacious balconies. Room small sized though. However noted that the empty plot of land next to kim tian road will be sold by URA for residential use coming may. This will mean one of the balcony view will likely be blocked and only route to the MRT will likely be affected by the construction of future housing.Amenities within the condo is nothing to shout about. Small swimming pool, gym etc. Better stay away from this condo first

No genuine sellers
This development looks nice but sellers' expectations are beyond reasonableness. They are usually asking for 10-15% higher than the transacted price only few weeks ago. Currently asking for somewhere around 1,500pdf+
Some agents are also playing dumb and blind on actual transacted prices and pushing for prices to go up.
Difficult to search for a unit even with genuine intention of buying a property here.

"NEW-OLD" NEIGHOURHOOD
- Regency Suites ("RS") is located at Kim Tian Rd, between a new HDB flats, and Twin Regency - a new condo by the same developer. To the front, it's a row of old shophouses. Further up is the old TIong Bahru conserved houses and the TIong Bahru market.
- Across the main road, is TIong Bahru Plaza & Tiong Bahru MRT, approx. 5 min. walk away. City is only about 10 min away.
DESIGN
- RS is aesthetically pleasing from the outside. The design can best be described as a white chair (much like the letter "h") with blue tinge windows
- The 36 storey tower forms the back of the chair. The smaller tower (studio SOHO units) forms the front legs of the chair and faces the street below. The pool forms the seat of the chair. The multi-storey carpark forms the space below the seat.
ORIENTATION AND FACING
- Contrary to Andy Chang's statement, the development stretches out in a North-South direction. The 36 storey tower sits on the West of the site whilst the SOHO units are in the East.
- The 3BR units' have two balconies one facing East and the other West. So you get both the morning and evening sun.
SMALL PRICEY DEVELOPMENT
- It is a small development. There are no underground carpark (only multi-storey). There is also no tennis court. The pool is relatively short in length.
- Rooms are relatively small.
- There are two huge balconies and equally huge planter boxes.
- There is no bathtub for toilet in the master's bedroom.
CONCLUSION
The RS is being priced at anticipated future value (READ: overpriced optimism)
1. As of writing, it has an ask price similar to, if not higher than similar River Valley area condos - sans the upmarket address.
2. It is nestled between HDB flats (with more likely to be built around the area) and old shophouses.
3. It has a E-W orientation and gets both morning and evening sun.
4. Amenities are limited as it is a small development.
5. The MRT is within 5 min walk.

Location, Value, Convenience
Central location, 10 min to Orchard, 10 min to Resort World Sentosa, Vivo City, Mt. Faber, CHIJ Kellock school,
15 min CBD.
Convenience : Tiong Bahru MRT and Tiong Bahru Plaza.
Value, FH, at $1,200 psf still great value to Older Condo in River Valley area, no MRT, asking for $1,400 psf.
