Contrary to concerns about the noise, I find there a significant advantage. The expressway ensures seamless connectivity to key areas such as CBD, Orchard Road, and Changi Airport. The developers of Riviera 38 have thoughtfully addressed potential noise concerns with modern construction techniques and high-quality soundproofing materials to ensure a tranquil living environment despite its proximity to the expressway. Public transport is readily available through a short-cut towards Jalan Toa Payoh or Serangoon Road, that makes commuting even more accessible for residents without cars. You could walk even walk to Potong Pasir MRT Station (NE10) like 15 mins. Rivera 38 is such a compelling choice for both homeowners, investors and tenants.

Unbearable Noise
If you intend to stay here, I strongly recommend that you visit and experience it for yourself. Otherwise, avoid this place completely! Firstly, this estate has a few leaf blowers, both gasoline and electric types. Every day from Monday to Saturday, starting at 7 AM, they work until almost noon. The cleaners seem to be fascinated by these devices, sometimes using them to blow at a single leaf on Mar Thoma Road! Secondly, be prepared to keep your windows and doors closed all day. The noise from the expressway, especially the sirens, becomes louder as it travel to the higher floors, making it deafening almost 24 hours a day. There were many times I was woken up at 2 or 3 AM by the sirens. Not to mention the dust that the traffic brings into your home.

Very poor location - difficult for families w
There’s a reason why this is the poorest performing enclave in District 12. This is situated near the Serangoon Road where there is always roadworks going on and you will be stuck for mins . At St Michael Road, you will be stuck again due to the nearby temple and church. There will be a lot of illegal parking on the one-way street making it to difficult to maneuver. During festive seasons the whole area will be filled with smoke and chanting. This is extremely noisy for young families. The condo is situated beside 2 major expressways. From morning all the way to late night, there will be sirens going on, plus dusty as well. There is no amenities in the area. You have to walk 1+ km to your nearest bus stop with no shelter. You have to drive out to get food. Nearest MRT is 30 mins away.

Modern design looks updated but also come with relatively tight interiors. A 452sf can be bought at about $600,000 for 999 leasehold in city fringe is actually an attribute to consider.
