Best location and good rental investment
The recent curb by gov on shoebox in suburban could have a positive impact on this and nearby development that is just on the tight edge of the Central Area zone defined by URA.
Currently, there is no curb on the Central Area in terms of the number of development units, hence shoebox will still grow inside. This means that the land will be attractive to the developer and will result in heavy bidding. There will be a point when the shoebox will become just too expensive and the rent will be high.
This is where this project and the rest on the side of the central area line will benefit as there will be no more new supply given the ruling. Given its extreme close proximity (in fact most regard it as in the city anyway), the rent will be much cheaper than that in the central area and hence attractive to the tenant. This could not apply to those real suburban shoebox such as Kovan or Pasir Ris.
The small unit at 366 sqft is very livable as I have lived in one with my spouse. It makes cleaning so much hassle free. Don't believe, go check out the recent TOP projects that has similar size.
As per previous review, this project is right smack in the city, 5min walking distance to upcoming Great World (Kim Seng) Mrt station and about 15 min casual stroll to Orchard Ion.
In a nutshell, project like this will be history due to the curb. As the fundamental rule of economics says, price is dependent on Demand and Supply. With the supply cut, it is quite obvious how the price will move. And is not just any Supply, but those that are right next on the dotted line of Central Area.

Great World City Mrt Station!
Having analyzed the RV area, I think RV Edge and RV Stellar will be given a boost of at least 10% in the selling price considering that Great World City Mrt Station is going to be just about 650m actual walking distance (6min walk) or 1 bus stop away! Will be convenient to professionals working at Shenton Way or Orchard. (straitstimes didnt pick this up)
Eateries are abundant and this development is flanked by two malls; Valley Point (cold storage, laundry, starbucks, restaurants, clinics) and Great World City (typical shopping mall not as big scale as Ion Orchard).
Facilities is sufficient, too many facilities means higher maintenance cost too, so this is just nice.
Units are small, but is functional. Get the smallest unit as it does not have planter or terrace; meaning more liveable area. The smallest unit should be able to accommodate couples. Bigger 2bdrms unit can accommodate couple and 1 young child.

RV Suites 2
This project is also by the same developer who is building RV Suites and The Mercury nearby. Needless to say, all 3 projects were sold using the same showflat. The unit layout are strikingly similar for the smaller units and thankfully, the quality finishes and fittings seen at the other projects apply here too. Although I am generally happy with the project on the whole, the tiny pool makes it more suitable for kids than adults.
