Practical Projection
Gd schools nearby, future MRT, Food aplenty like GWC, VP & Zion, Mkt. MA is actually pretty responsive & friendly unlike my previous condo. A gd mix of expat & local families. Great interior layout -

Best layout around the area
Very good location. Smacked in between 2 shopping malls. Both within 4 minutes walk. Great world city shopping mall has a very good mix of shops for daily necessity. Cold storage, restaurants, cafes, food court, etc. The other mall valley point shopping center is also very convenient as its at doorstep. There is NTUC supermarket, eateries , pet shop, and laundry service. An extremely good location in Dist 9, 10. Layout wise, it is very practical. No big balconies, spacious and generous living area. If you compare the other projects nearby like loft @nathan, stellar rv etc. you will notice Rv Residences stands out amongst them. Big land size . Comprehensive facilities.(study room, function room, play ground, gym, bbq, steam,bath, skypool, 24 hrs security.) whereas the nearby newer apartments are smaller in land size, more shoe box kind of layout and lack comprehensive facilities. Efficient layout, very well planned facilities like a comprehensive gym and a very nice sky pool. New condominiums tend to ignore on the gym equipment but Rv residences have a impressive range of facilities. Most importantly it is not shoe box kind of layout as it has a condo status having land size > 40,000 sqfeet. Whereas the newer apartments nearby only has a apartment status as the land size is smaller then 40,000 sqft. It has a good mix of units. Spacious 1 bed, 2 beds, 3 beds and 4 beds. All of which are good in layout and almost ZERO wastage of space. -

Rentability Potential & Capital Gains
Pricing very reasonable with great potential for capital appreciation! Won't be difficult to rent out as it has one of the best finishes amongst the low rise condominiums at River Valley. No wastage of space on big balcony. -

Condo With Great Nearby Amenities
1. Good Location near Orchard. 2. Amenities. Good food around it even opening till late. Boon Tong Kee, Spize, Pizzas, cafes. Valley point next to condo means it has 2 supermarkets within comfortable walking distance. Another at Great World City. Cinemas at Great World City too. 3. According to Singapore URA Masterplan 2014, RV Residences has commercial zonings all around it! The old buildings nearby might make way for exciting developments in the future. 4. Good sized Infinity pool at the roof top. Sneaked up personally to view it before TOP when security guards are not looking. Good Decent sized GYM for the enthusiasts. 4. Transport: Bus stop immediately outside unit. Taxis everywhere, can wait at taxi stand at valley point shopping centre. 5. City Living. Love the ambience and excitement. 6. Finishing is marble flooring and electrical appliances from Luxury Brand Miele. 7. I have personally entered most of the new developments in that area..RV Suites, RV Edge, Loft @ Nathan, Nathan Residences.. I can safely say RV Residences comes out tops amongst the new developments in the Upper River Valley Road Area. RV Residences is a safe investment and even better to experience City living! -

Checked out the showflat
This condo embodies everything that is wrong with singapore real estate market. 1. 248 units on 6,730 square feet of land? that's average 23 sqf per unit... 2. Units are extremely small its almost unlivable. 8xx sqf is already a 3 bedroom? 3. No facility to speak of other than a very very small pool 4. No view from the unit itself whatsoever 5. facing a busy street with lots of noise 6. The finishing is cheap and most of what you see in the showflat do not come standard 7. No MRT for the next 7 years and even with the up and coming MRT it is still quite some walk away 8. It is reasonably close to great world city, but it is not THAT close if you were carrying heavy groceries 9. At 2,000 psf+ good luck with any decent rental yield or capital gain 10. You will be faced with a lot of competition when it comes to rental or resale. There are quite a few similar style projects next to RV residence, such as RV Edge and RV suites -
