Quiet, small build, private apartment
Here are my 2-cents worth: Viewed a few units at the Cassandra earlier this year, and found it to be a simple property - 20 units consisting of 3+1 bedrooms and penthouses. There is an open space carpark with 20 lots including visitors' & handicapped lots. There is a swimming pool with a bbq pit but the pool is merely cosmetic; you can't have expect a workout in a pool that is just about 6metres in length. There is no gym, and security is in the form of an electronic main gate, of which each apartment will receive only 1 remote. The sinking fund is about S$300, which is high for a property which almost has no major facilities to manage, despite the small number of units. There are 2 real advantages of the Cassandra: (1) it has Pasir Panjang MRT on the Circle line right outside across the main road (2) it is accessible to the city and towards the west to NUS. The units are perfect for families but there aren't any schools nearby; most likely investors will purchase for rental purposes.
