The Florentine
The Florentine is a boutique development in D19. It is at Florence Rd near to Hougang Ave 2 (Opposite the Sports Complex). It is expected to TOP by end of 2010.
Good points about this project:
(1) 10-12 minutes walk to Kovan MRT (one stop away from the up and coming NEX at Serangoon MRT). The interesting thing is that one does not have to cross major roads or wait for traffic light clearance unlike other projects that is around the same distance. It is also only a 5mins walk to the bus stop along the main road of Hougang Ave 2.
(2) It is near to good eataries located along Upper Serangoon Road via Lim Ah Pin Rd and Simon Lane. Angie the choice, Punggol Nasi Lemak, Selegi Beancurd, Pizza Hut/Domino Pizza, teochew porridges etc.
(3) Serene and quiet neighbourhood. It offers sanctuary from the hectic and stressful city working life.
(4) For those who do not believe in jogging in an air-conditioned gym, can always sweat it out by going over to the sports complex or a lesiure jog along the many small network of roads in this private residential estate.
(5) Pricing seems relatively lower for this project compared to other projects. Guess the reason being most of the buyers bought this project during the beginning or the midst of the 2008/2009 global financial crisis. Hence willing to let go at slightly lower prices for this 999 leasehold project.
Not so Good points:
(i) Surface carpark. There is a rival development call Fiorenza down the road which has basement parking. However, the land size for Fiorenza is smaller.
(ii) Lack of facilities which is a common complaint for boutique developments. But who really plays tennis everyday? Anyway, interesting point to note is that the pool to be built is bigger than other similar boutique development. Think quite decent size for family with kids to play around the jacuzzi area..,,,but guess not suitable for those who do serious swimming.
