Good for investment and own stay
Room can house queen size bed and comfortable room for walking
value for $$ but not those with huge PES. Complicated psf
majority units tenanted
nice pool
2-bedder for eg saves 70-100psf compared to new projects which count aircon ledge balcony
carpark 20% 3 levels
near to Dempsey and orchard
MRT is another choice few hundred meters only

Went to view this condo twice. Very impressed.
1. Units are spacious and well designed. The 2 bdrooms can fit in minimum queen sized bed, master bedroom can even put king size bed with ample walking space. Kitchen is very well design. Very high ceiling.
2. Finishing is excellent. Good grade marble, and top notch appliances.
3. Facilities are very well maintained. Does not look like a 5 year old condo.
4. It is quiet and exclusive - even the units facing the road are quiet. Saw many westerners living there... a sign of the popularity.
5. When the MRT starts hopefully next year and road constructn completes, the traffic will definitely improve.

One of the best condo I have seen in the area, its is definitely one of the best buy in the market. Very near to the Farrer Road MRT, Modern setting, easy to lease out if you are buying for investment.
Strongly believe it is selling way below market valuation, even Ascentia Sky is selling @ $1300psf & it is 99leasehold. Level Z medium term should worth at lest $1500psf.
Market should really pick up next year, especially when CapitalLand develop the Farrer Court they bought during the previous year.

Understated Gem
Have been staying here for more than a year.
The unit is spacious and well designed. The finishing is excellent. All the appliances in the kitchen are well embedded.
Very quiet and conducive. Although my unit face the road, you hardly hear the noise.
The facilities are very well maintained. It's a short walk to the garden.
You can see owners of Lamborgini and Convertibles cars in this condo... a sign of the exclusiveness of this place.
When the MRT starts running, the transport links will improve even more.
HIghly recommended for yuppie, young couples and small families!!!
