The Maylea
An excellent choice to purchase for either own stay or invest. Don't miss it! Now it is a great opportunity to enter when government introduced cooling measure in December 2021. This measure basically cut off almost all foreign investors. -

Review On The Maylea
Some units has dual facings, and add on the fact that The Maylea is perched at the bottom of Pasir Panjang hill, there is a lot of cross ventilation and natural light. Feels cosy -

Inept inconsiderate
Lax management and security. Expensive Monthly maintenance of $300 and above. Bicycle theft. 2200hrs quiet time as one of condominium house rules but never enforced by management and security. Inconsiderate young residents smoking, jerry-making and loud music at common areas until wee hours, but never enforced. Regardless of weekdays and week nights. -

Comfortable and Convenient
I have lived here for 2 years and find it very satisfactory. I stay in a 2BR and unlike the previous comment, I find it well furnished and everything was working fine... am guessing it was an individual case as I have a few friends here whose places seem all ok. I like the layout with an interior kitchen, and the size is much bigger than those city center 2BRs, 1000 sqft is just nice and enough space for living. Biggest plus is convenience - bus routes to essentially everywhere important in town DIRECT, from orchard, raffles place, city hall to west side clementi, jurong point and jurong east. Highway to city center takes about 10-15 mins by car! So it's a very good place to stay away from noise downtown and still very fast to get to work. Mainly go to vivo for daily supplies, 4 bus routes to go there in about 15 minutes. No major shopping malls nearby, but there is going to be a cold storage coming up in 2014, and I am not too worried about it because vivo is very close. Small condo set up, not so many playgrounds, no tennis courts, but that's the tradeoff with a big condo and noise. Swimming pool and gym are nice enough and there is a little fish pond which i like a lot, a turtle lives there! Recommend for quiet living and quality and easy to rent out to students/professionals in NUS/science parks/raffles place. -

Great and not so great
l have lived in the Maylea for 2 yrs. lt is a really great location, quiet and convenient. That said, this development is trying to sue the builders for poor finishes. l do not have a wall that is not cracked, and the penthouse bedroom ceiling has separated from the walls. Poor paint finishes have the whole complex looking more like 13 yrs old than 3 yrs old. The metal stairwell doorframe on my floor is already completely rusted through on the tile level. l have had electrical problems including the water heater shorting out. Other suites have reported that their glass shelves have shattered on touch. Also, the cultured marble floors are difficult to maintain as any acid splash will remove the polished surface - so if you use lemon,lime, salad dressing, etc expect to pay to refinish the floors regularly. Once the polish is off,as you walk/wash, this will become a dark grey mark that needs to be refurbished. Expect to pay about S$200 to totally bring back to shiny. The closets in the master suite are very small. The location is very convenient for the city or Tuas areas. Also, very good views of the harbour are lovely. Bus connections are good, 10 min to Vivo, and a couple minutes walk to the MRT. Now that the Shophouses are being taken down on the corner, the restaurants that made this very fun and convenient are not longer there. There is supposed to be a new Cold Storage going in around the corner - and possibly some restaurants. And around the corner is a well priced small grocery for basic foods, as well as a few restuarants, one with a full service bar. Also convenient to NUS. -

Good place
Main road around the corner, yet hidden in the green. MRT coming up Oct-Nov 2011, direct to Vivocity. Yet prices haven't come up much yet, investment downside is almost nil considering transaction history for past half a year. Numerous buses on Pasir Panjang (surprisingly) to the city. Good layout of the 2BRs, big swimming pool and gym, resort feel. Good for own stay. Science park super close, NUS 2 bus stops away, easy to rent. Overall will make a good investment and very nice for own stay as well. Downside is there is no shopping mall around yet, but they are just a short (10min) bus ride away or MRT away. Heard a mall is building up within 5 min walk nearby within next 2 years. -

Reasons why The Maylea is a hidden gem: 1) Great Location - Serene and Quiet with no HDB flats nearby 2) Walking distance to Haw Par Villa MRT station. Prices at The Maylea will rise when the future MRT(circle line) is operational by end 2011 3) Near to NUS, NUH, INSEAD University, Maple Tree Business City and Vivo city and Sentosa 4) Shops and restaurant just next door 5) The next Holland Village This is a low rise apartment (only 5 stories) so it has a resort feeling. However not every units are the same. Look for units which are bright and has good ventilation. This will save on electricity. -
