easy grocery shopping, walk to great eateries, I12 Katong and Parkway Parade
sometime I cycle to east coast park.

Not ideal for long stays
The units are very small and can be quite noisy. There is no night guard and the management does not maintain the premises well. There is a bus stop nearby with only one bus service and the mrt station is quite far away. If you drive, the basement car park can be very inconvenient and the slip road leading to the car park is always blocked. As there is a wedding venue next door, it is noisy and congested on weekends. The good thing about living here is that it's near to Katong I12 and eateries and 10 min away from the beach. Not suitable for families or long stays.

Great Place to live
This is one of the happening piece of properties to own at the fringe of CBD. My grouses are that there simply are too many food choices and casual entertainment and being a glutton & movies freak I am , it has been very tough on my pocket.

The most happening property on Joo Chiat Road
A hot fave amongst expats and young creatives, this SOHO (small home office) is the place to invest in/rent/stay, if you can afford it!
It is so lovely (I love the design of the place, never seen before in S'pore, feels very Aussie), cosy and convenient that you won't need to leave the east for anything, except maybe when you feeling like stocking up on luxury goods!
The new 112 Katong, ready in December 2011, will be home to the upmarket Marketplace and GV Gold Class - all at the doorstep of The Modules.
With the conservation efforts and on-going developments of Joo Chiat, The Modules (considered as commercial property by the law/bank) is the property to watch out for.
FYI - The opposite upcoming Sycamore Tree is going for around $3,000psf for commercial/retail space.
