Unique water features in the communal area that has fishes swimming. One of the less common freehold properties on Bukit Timah Road thats within minutes walk to the MRT station. Prices hold quite well -

Looks ok at first but...
Looked at a few units here. Nothing notably wrong with the units here but after walking around the condo realised two things. 1st row of block faces the main road, comes with main road problems. 2nd row of blocks is nearby the electrical substations of another condo. Look for the building nearby when you walk around the condo and you'll realise it. -

The Nexus
Stayed there for 2 years. Convenient for the mrt but totally avoid the units facing main road. Noisy and dusty. Project is like 10 years old and still asking for such high unrealistic prices. Selling point should not be the mrt because if you stay in Bukit Timah, you should have a car right? Pool has waterproofing issues. Check out the cones in the carpark. Problem has been around for the 2 years I have stayed there. BBQ pit facing main road and very dark. Yes BBQ should be at night but you can't really be eating in such darkness right? Many other better projects around and similar or lower prices. -

Strategic and well kept
I lived in 4 different places before moving in Nexus and lived there for 5 years. Units are bright and common ground are well kept. The finishing is good quality. We never experienced any issues while we stayed there with the ACs (they have Daikins AC's), no issues with water heater or plumbing. The pool is quiet even during weekends. What we love is the quiet road behind Blackmore road where we can jog. Ease of transportation is our main draw to stay here. Overall, it was a happy and problem-free stay for us -

Good sized establishment
The new MRT station is just outside the door, it's so convenient. Place is well maintained with a good sized pool, not too crowded. Loving it! -

Best in the King Albert Park area
We are a young local family. We looked arnd for a yr b4 finally finding a 3BR unit. We are writing this coz we thot it wld be helpful to some. Early on we narrowed down to the king albert park (KAP) area - not coz of school, but coz it is a genuinely very pleasant area. We saw many developments in KAP so let us explain how we ruled some out: - floridian (nice but v ex) - casa esperanza (too old & too near school) - sterling, king albert lodge, KAP residences & those on the dunearn rd side (you can't escape the BT traffic by going via wilby/blackmore. & these are not any cheaper). We shortlisted 4 developments - Tessarina, Cascadia, Maplewoods & Nexus. Some pro/con of each: Cascadia – we saw a friend's unit & found the build quality bad. Transacting at abt 1500+psf vs 1300-1400psf for nexus. Maplewoods was really showing its age. The MRT is at the doorstep which is not good. Transacting at the same psf as Nexus. Tessarina’s open space is lovely. Wing Tai so build quality great. The windows in the BRs tiny so the units were dark & natural lighting is impt to us. Transactions at 1500+psf which is sig. higher than Nexus. We absolutely love Nexus & this is why: - Great value(psf) proposition compared to the rest - Orwin (Wing Tai & Far East) so build quality & maintenance is great. As good as Tess (share the same contractor) - Layout is the best - 3/4BR have no direct E or W facing – all angled (abt 20 degree) E or W which is great coz units are all bright & there won’t be a mold problem. - Best pool - MRT at doorstep, but not right at the doorstep like maplewoods - Apart from Floridian / Cascadia it is the newest - Although abt half the size of Tess, Cascadia etc the quarterly fee is only abt 10% more which is negligible. Problem with Nexus is that coz it is a smaller development (200+) there are not as many units on sale. You will have to be patient. Avoid the BRs that face road – these would transact for a lot less. -

Great place if you like noise
great place to live if you like the sound of screaming kids, yapping dogs etc. Cant wait to leave. The units are badly designed with many useless features (bomb shelter?) and inefficient use of space. Grounds are well maintained, however again poorly designed with BBQ pit over looks the bus stop on Bikit Timah road and you get the roar of the traffic. Pool is good for laps, basic gym, decent entertainment room. The one thing that this condo has going for it is convenience...bus stop right outside and MRT station next door (when completed). Fairprice is just up the road and Cold Storage a couple of bus stops down the road. BarBarBlack Sheep within walking distance. Overall much better options in Singapore for the money. -

Great environment
Well maintain surrounding & facilities are always available for residents. Strikes a great difference from other developments that I've visited, the swimming pool is not congested with people as well on weekends. It's highly recommended for families & individuals as I noticed that nearby amenities, schools & public transports are all within reach & convenient. -

be careful
i almost bought a unit, until a previous tenant told me about the incident. better not take your chances. even if it doesn't get into your condo anymore, flood along the road will make it a pain to travel. the tennis court perimeter (fence) also has a corner cut out. if you play, you won't like this. -
