  Non-Borkers honest review

  As prior reviewers have said, the building is older and is definitely showing its age. There are many little things like some minor annoyances, as a trained architect, like some plumbing being exposed, dark stuffy rooms, bad noise remediation,... The shared facilities were undergoing a lot of refurbishing the last time I visited, so it's definitely worth taking a look at again. I don't know about the improper drainage in the lobby area as I didn't visit during rainy season. If true, that should be a deal killer for anyone with seniors or young children. But the building does see mt ohave nice "bones" and with a pretty series (aka expensive) remodeling, some of the units could be quite nice. The upcoming Thomson MRT Line should also make this a much more attractive location and possibly a good longterm investment.

  Tiara, under-value

  1. Excellent location, as Tiara sits between Kim Seng and Zion Rd, shorter walking distance than newer projects like Cosmopolitan, Tribeca, Trillium, Mirage Towers, etc. 2. Full facilities, with 2 tennis courts, gym, function room, library, quiet reading/library room and vending machine even for bread. 3. Short walk to Great World City, with free shuttle bus to many places in town. The shopping mall is filled with conveniences like supermarkets, GV cinema, tutorial for kids like Kumon, etc. 4. Near many well known eateries like Boon Tong Kee (original founding branch), Zion hawker centre, Irvin crabs. 5. Near well known local and international schools like OFS, River Valley Primary Sch, ISS, etc. 6. Short bus ride to Orchard, Tiong Bahru, River Point, etc. 7. Not as pricey as new condos like Cosmopolitan, Tribeca, Trillium, even though Tiara comes with shorter walking distance to Zion Rd. An investment plus point. 8. Free hold.

  I bought this place a couple of years back and have to say its location is fabulous. Yes, new apartments are coming along river valley road, but this is the only condo that is on the road connecting Kim Seng Road and Zion Road. So bus stops on either side are 2 mts away. On any other road, if you are near one bus-stop then the return bus-stop would be way away. While so close, it is still of the main road, so less of the hustle-bustle. It is so next door to Great World City, and we see residents carting their Cold Storage trolleys all the way home. Is it pricey ? Compared to some of the newer condos, it goes at about 400 $ psf lower. so that adjusts for the relative age of the condo. But then the location is the best, and any one will tell you, its all about location

  GOOD BUT....

  Good location, poor floor plans and getting too many competitions from newer and better surrounding projects(Cosmopolitan, Trillium, Mirage, Centennia, etc). If you are renting, not bad for now, but wait for Trillium and others. If you are buying, it's overpriced compare to the newer developments, its facilities are average and it is 15 YEARS OLD!, I rented a unit and only to moved to another and still there were little petty problems with the units. The plumbings and electricals were points of constant concerns. When it rains, the lobby floor gets wet and slippery because of poor architectural design...15 years later and they still didnt fix the poor mistake!!! Maybe when somebody falls and breaks their neck in the next downpour. Overall good location, but PLEASE TRY OTHER PLACES!

  Luxurious apartment right in the city

  Very luxurious apartment right in the city of singapore. Great place to live in with walking distance to great world city, bus stops, shopping center, hawker center, great facilities, nice environment and also very good security. Free shuttle available to orchard and people's park.
