Great Condo - Guards are brutal and noise lev
Great Condo - Guards are brutal, kids are out of control at the pool and the owners write ridiculous open letters to tenants they post around the condo that are borderline offensive. Management are inept and guards get so much pressure from management and entitled owners they end up being rude to tenants -

Excellent Condo
Hard to beat overall - excellent on most fronts - vs comparbles. Only point to note for people who drive is traffic can get heavy. -

City living
Located smack in the middle of one of the most prestigious retail streets in the world, The property offers convenience, energy and buzz but yet offers a lush green surrounding with unusual peacefulness in the middle of the city. Multiple public transport options and surrounded by plentiful restaurants and bars it is an excellent life style choice. Neighbours are great… though the view is average..surrounded by buildings. But rents are not too expensive considering the pluses. -

Best location
Previous reviews are undoubtedly biased - how can anyone rate nearby amenities and transport links 1 star?? I've lived in Urban Suites the past 3.5 years and the convenience is second to none. It's an easy and pleasant walk down to The Heeren, 313, Orchard Central, Paragon, and Somerset MRT station within minutes. Those who drive will also appreciate the easy access from CTE's Cairnhill exit, or driving up Cairnhill from Newton Circus, which means you can totally avoid the craziness along Orchard road especially on weekends. Granted there are bunch of constructions nearby that started recently, but the heavy double-glazed windows block 100% of the noise for me. Also, these should end in the months to come. Very good sized 3BR apartment here allows me to have double beds in every room, which is a rare commodity these days. Separate helper's room and toilet also very much appreciated. The neighbours I've met here are fantastic and our kids have play dates on most weekends; security guards here are caring and friendly; pool and gym are well designed and rarely crowded. I foresee myself living here for many more years and it's a great place to bring up my kids. -

Noisy building site with 2 years to go.
I recently moved to Urban Suites from Hong Kong. There is a very busy building site opposite that causes a lot of noise and dust pollution. Building works echo around the complex and start at 8am and finish at 8pm. -

Buyer/renter beware!
I recently expatriated from New York City to Singapore. I am renting a 3 BR apartment at Urban Suites in Orchard, near Emerald Hill. It's a new high end building with modern features. Since I moved in six months ago, I have been experiencing loud and unbearable noise from the neighbors above me. First, it was noise from the plastic wheels of the children's bike, then ball bouncing, and then the kids jumping off furniture on to the floor, like thunder. I contacted building management of Urban Suites 2 or 3 months ago, and they have sent letters and spoken to my neighbors above me. This only resolved the problem temporarily. The noise continues. Building management do not know what else to do. I am very surprised to see in a high end building the poor insulation between floors, i.e., I know where this condo cut corners. -
