Odd shape layout, no facilities
The price never move up for the last 10 years. Units are very dark with no sunlight. At night very dark and dangerous to walk home alone.

Enbloc failed due to high asking
Near Kong Hwa school only. Utimately Geylang so psf hardly move up. Investors looking for enbloc sites do note, back in 2013, the ppsfppr is only 8xx. Develop charge 16.x mil. Long walk to Dakota mrt

Super convenience and value for money
5 mins walk to Dakota MRT (Circle line) and Paya Lebar MRT (East West line), 24-hr supermarket, upcoming retail and commercial buildings One KM and Paya Lebar Square. 3 mins drive to Sports Hub and 10 mins drive to Suntec City, Raffles Place or Bugis.
Only has small pool but clean environment and quiet neighbours. Can jog at nearby rejuvenated waterway.
