I believe you are aware of the answer by now and I just wish to highlight to you that putting up advertisement alone is unlikely going to be sufficient to draw in prospective buyers or tenants, there is continued efforts and costs to be put into the marketing aspects in order to generate potentials. The area knowledge, market knowledge and product knowledge is often the main factors that allows the professionals to convince the prospect in putting in the right offer for the listing.

In fact, I am spending an average of $100 in advertising alone on a daily basis in order to reach out, and these are costs which have no guaranteed returns. In your case, if you are open to consider engaging the services of a professional, commission is only applicable upon a successful transaction.
