Hi Sir/Mdm,
The issue with Fontana Heights is that there isnt a lot of transactions and therefore the banks may not be able to pus up the valuation. The last transaction was a unit on the #15 that was sold in 2022 for $2020 psf. Since then, prices have gone up and you should be expecting a psf price that is higher than this.
