Hi Mr Ng,

As with all investments, there should always be a plan for exit even before you enter, therefore you will be clear on the standing of your investment, even if it is meant for own stay. Your friend's remark is not entirely true or false, but in general, more suited for lazy investor who do not follow the market and take actions or do not have any exit plans. The comment does not apply to all situations, but will require further examination on what are the projects being compared and considered. If you have any plans to invest or purchase into a CCR unit for own stay, perhaps you can speak to a property consultant to understand the mechanisms of how real estate can work for you as an investment asset for different scenarios.

Hi Mr. Ng,

In my humble opinion, I think property investment is both an art and science so its not as straightforward to say that investing in a freehold at particular districts will definitely bring a home run. There are also certain properties in other districts that have outperformed D9 & D10 freehold properties on a % basis in terms of capital gain basis, and the trend seems that buyers look at more factors such as location, schools, aesthetics of development and proximity to work nodes and loved ones as well as entry price. For newer developments, they may not give too much weight to whether it is freehold or leasehold, and may opt for the leasehold instead with the relatively lower entry price and let the freehold development owners do the heavy lifting work to set new record prices in the locality which they can ride on as well.

It also depends on your investment time horizon and exit timeline, and whether capital appreciation or rental income is more important to you. Look forward to hear from you and provide tailored inputs that fits your plan.

Hi Mr Chee,

There are both pros and cons when you compare freehold and leasehold projects. If we look at past data, leasehold generally outperform freehold properties slightly. The property purchased should depend on your intentions and objectives and the lease tenure should only be one of the many factors that you should consider.

Some of my clients prefer leasehold because the location tends to be better and therefore if they rent it out the ROI is higher. Some prefer freehold because they wish to leave a legacy to their next generation.
